ITEM. soundtrack at Arbor Plaza PUD - Preliminary and Final No Problems Problems or Concerns- below) 1 Date 10r/1 i5 Signature 11*1 Services Planning Department May 18, 1989 Mr. Tony Hughes Vaught -Frye Architects 2900 South College Avenue Fort Collins, CO. 80525 Dear Mr. Hughes: Staff has reviewed the request for a preliminary and final P.U.D. for Soundtrack at Arbor Plaza. The following comments are offered: 1. Additional right-of-way should be dedicated along College Avenue to provide capability to match the double left turn bay proposed for the north side of the intersection as part of the Gateway at Harmony Road P.U.D. 2. A Soils Report needs to be submitted. 3. Show the existing ramps on the Mason Driveway entrance. 4. Realign the ramps in front of the store so they line up with each other. 5. The utility plans do not show a fire service line. The fire service line must be a minimum of 6 inches. This diameter may be less if specifically designed for the proposed fire sprinkler system. 6. Please indicate the distance from the curb cut on Mason to the curb cut for Wal-Mart to the south. 7. The utility plans should include a section on signing and striping. 8. Staff questions the location of the trash enclosure along the College Avenue frontage. Wouldn't this be better located over by the installation bay? It would seem more trash would be generated by the installation operation than the unloading operation. Also, Note #3 is too vague. The trash enclosure should consist of materials to match the building's exterior. 9. Has it been decided whether the entry feature will be a fountain or seating area? If a seating area is proposed, Staff suggests planting some shade trees to create a sense of protection and comfort. +.0 La{',rte:lenuc CO. Box580 • Fort Collins, CO Rp52_-0580 • (303) 2'_1-6i=0
