Edith Miller of 3650 W. Wa e Lane, Colorado Springs, County of El Paso,
State of Colorado, (Grantor), and THE CITY OF FORT COLLINS, COLORADO, a
Municipal Corporation, whose address is 300 W. Laporte Avenue, Fort
Collins, Larimer County, Colorado (Grantee):
WITNESSETH, That the Grantor, for and in consideration of the sum of
One Dollar ($1.00), to the Grantor in hand paid by the Grantee, the receipt
whereof is hereby acknowledged, by these presents does dedicate and convey
to the Grantee for public use the following real property in the City of
Fort Collins, County of Larimer, State of Colorado, more particularly
described as follows:
A strip of land approximately thirty (30) feet in width to the
centerline of Orchard Place, adjacent to the south line of Lot 1, Three
M Subdivision being that strip of land which was previously
inadvertantly vacated by the City of Fort Collins, by Ordinance No.
198, 1984, recorded at Reception Number 854768 of the records on
January 29, 1985 of the Clerk and Recorder of Larimer County, Colorado.

ORDINANCE NO. 198, 1984
OF THE COUNCIL OF THE CITT-U FORT COLLINS
VACATING THE RIGHT-OF-WAY OF ROCKY ROAD
WHEREAS, the Council of the City of Fort Collins has been
petitioned to vacate the right-of-way of Rocky Road, set forth in more
particular below; and
WHEREAS, the petitioner is requesting said vacation for that portion
of Rocky Road which extends into property the City wishes to purchase for a
neighborhood park; and
WHEREAS, the rights of the residents of the City of Fort Collins will
in no way be prejudiced or injured by said vacation.
NOW, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE CITY OF FORT
COLLINS that that certain right-of-way located on the extension of Rocky
Road, set out more particularly as follows, to wit:
A sixty foot wide strip of land situate in the NW 1/4 of Section
16, Township 7 North Range 69 West of the Sixth P.M., City of
Fort Collins, County of Larimer, State of Colorado, which,
considering the North line of said Section 16 as bearing N 89°35'
W and with all bearings contained herein relative thereto, is
contained within the boundary lines which begin at a point which
bears N 89°35'30" W 2910.00 feet from the Northeast corner of
said Section 16 and run thence N 89035'30" W 60.00 feet; thence S
00°25' E :316.07 feet; thence along the arc of a 315.00 foot
radius curve to the left a distance of 154.12 feet the long chord
of which bears S 14°26' E 152.59 feet; thence S 28°27' E 147.68
feet; thence along the arc of a 25.00 foot radius curve to the
right a distance of 51.86 feet the long chord of which bears S
30058'45" W 43.05 feet; thence N 890 35'30" W 278.94 feet; thence
S 00°25' E 660.00 feet; thence N 89°35'30" W 135.00 feet; thence
S 00°25' E 30.00 feet; thence S 89°35'30" E 195.00 feet; thence
N 00°25' W 630.00 feet; thence S 89°35'30" E 270.00 feet; thence
N 89°35' E 60.00 feet; thence along the arc of a 235.09 foot
radius curve to the left a distance of 115.02 feet the long chord
of which bears N 14°25' W 113.88 feet; thence N 28°27' W 164.89
feet; thence along the arc of a 255.00 foot radius curve to the
right a distance of 124.76 feet the long chord of which bears N
14°26' W 123.52 feet; thence N 00°25' W 315.21 feet to the point
of beginning.
