I met with Ron Gonzales and he is allowing this 3 foot encroachment -Jason. Responses: 1. As requested, the plans now show the curb cut at Gifford Court as closed and the curb and gutter reconstructed. 2. A street tree has been added. 3. Additional evergreen trees have been added. 4. An additional evergreen tree has been added, and the species has been changed form Austrian Pine to Colorado Green Spruce. 5. Windows have been added to this elevation as requested. 6. Notes have been added. 7. Notes have been added. 8. Note 10 has been corrected as requested. Department: Engineering Issue Contact: Dan Delaughter/ Randy Maizland Topic: Utility Plan Comments 1. Please add the month/year to the cover sheet, and add the standard note that begins: "1 hereby affirm that these final construction plans were prepared under my direct supervision...... Date added. Final construction plan note will be on final construction plans 2. Specify on existing easements how they were dedicated This can be done individually or with a single note that says all existing easements were dedicated with Preston Center 3rd Filing unless otherwise noted. Additional easement labels were added as requested. See revised plans. In summary, all onsite easements are existing and were dedicated on the Preston Center 3rd Filing Plat. All easements on Lot 1, Preston Center 4th filing (Harmony One to the east) were dedicated on the Preston Center 4th Filing Plat. No changes to the easements dedicated by these plats are currently proposed. 3. The island on the east end of the parking lot, just north of the building is encroaching into the emergency access easement. If you want to leave this design, you will need to vacate that piece of easement and rededicate so that the usable easement width is 20. The island layout was revised so that it is out of the existing easement. Please see revised plans. 4. (ignore this comment Wes is OK with 10. The decorative patio seating area and patio fencing are encroaching into the 20' drainage easement. This issue was resolved with the stormwater department. It was agreed that the patio and fencing would be allowed as designed. 5. Please see redlines for additional minor revisions. Please see revised plans. 6. You are missing the existing V utility easement behind the Gifford ROW line. The easement was added to the plans. Thanks for catching it. 7. It is unclear what Is being built with this project. Label existing improvements as such where applicable. It is especially unclear on the north side- add labels in the proposed median area to show limits of paving. Additional labeling has been added to the plans as requested. Please call or email for additional clarification. 2 8. Fix overlapping text on grading plan and drainage and erosion control plan. Please see revised plans. 9. Change the curb and gutter note sheets 4, 7 to specify on -site. Please provide hydraulic calculations for all conveyance items such as inlets, storm sewers, etc. As discussed during our phone conversation in September, the storm system currently proposed was designed with the Preston Center 3rd Filing Utility Plans. No significant changes are currently proposed. Please refer to the drainage letter re -submitted with this submittal for further explanation of the proposed conditions. 2. Please provide all necessary details for all proposed drainage improvements. This issue was also clarified during our September phone conversation. 3. Please better clarify proposed improvements to be built with this set of utility plans. Bold and lightened print is inconsistent throughout the sheets. Additional labeling has been added to help distinguish proposed vs. existing. Bold and lightened print are used differently on each sheet to focus attention towards the design components unique to each sheet, i.e. the utility design is bold on the Overall Utility Plan and the other improvements are shaded back. Plans are basically ready for mylar. Make minor revisions and resubmit mylars with redlines for final review and approval signatures. Acknowledged. 2. Refer to sheet 3 - The northerly boundary of the existing blanket utility, drainage and public access easement is being shown correctly. Please see redline for clarification. Leader arrow on label moved to correct location. Please refer to revised plans. 3. Please clearly indicate on the plans who will be responsible for completing the median work between the two drives coming off of Gifford. See comment on sheet 4. A label stating 'future Lot 5 improvements" was added to the "median" in question. Under the previous design this area was designed as additional parking. Since it is unclear what the ultimate design of Lot 5 will be when it is developed, the proposed improvements were designed to have minimal impact on possible future uses of this area. 4. Refer to sheet 6 - Grading Plan. Please label the proposed edge of pavement to be constructed on the drive coming off of Gifford. Minor elevation correction needed on easterly access. See redline comment for clarification. A label was added to grading plan as requested. Please refer to revised plans. As always, feel free to call or email for additional information.
