Department: Transportation Planning Issue Contact: David Averiil Topic: General Number:8 Created:7/5/2005 Resolved [11/29/05] Repeat comment. Your response indicates that the sidewalk will be built along both lots 1 and 2. However, Sheet 4 of the Utility plans still do not show this improvement. Please add the sidewalk to the Timberline frontage of lot 2 and indicate this on the utility plans. [7/5/05] With regards to the planned sidewalk on the Timberline frontage, the utility/landscape plans and the site plan are presenting different information. The utility and landscape plans show the walk to be constructed to (almost) the northern property line of the ODP. The site plan shows the sidewalk ending at the northern boundary of THIS piece of the ODP. What is the extent of the intended improvement? Topic: Site Plan Number:44 Created:11/29/2005 Unresolved [4/18/061 Thanks for moving the bike rack to the new location - it will work much better there. One question though, it needs to be located on a concrete pad (bolted down) and none of the plans are clear if this is the intent. Please clarify. [11/29/05] Minor comment - the bike rack location is not very proximate to the building entrance. Please refer to the red -lined site plan for a more suitable location. Thanks. Topic: Kechter RD Number:26 Created:7/12/2005 Resolved [11/29/05] A very rough plan was provided showing this. A final design meeting all standards needs to be provided at time of Final Compliance. [7/12/051 The curb, gutter and sidewalk along the Kechter Rd frontage needs to be installed with this project. This will allow for the additional laneage that is needed on Kechter Rd. Provide the curb and gutter to a point just west of the pedestrian ramp at the intersection and then tie the pavement back into Timberline Rd. Number:54 Created:4/18/2006 Resolved [4/18106] Need to provide a profile for the south edge of pavement so the edge can be defined and staked for construction and inspection. Number:55 Created:4/18/2006 Resolved Page 2 [4/18/06] How does the new south edge of asphalt tie into existing grades? Need to show where existing row is and how the tie in can be made. Maximum slope is 4:1. Number:56 Created:4118/2006 Pending [5/31106] The vertical curve (sag) K value still does not meet the minimum of K=90 for Kechter. Howe does this tie into the Timberline Design? Doesn't look like the curb return grades are shown anywhere. Per the LUC (figure 5, Section 3.2.2) the island between the head in parking stalls needs to be 8 feet wide minimum. A final design meeting all standards needs to be provided at time of Final Compliance. Just want to make sure it is clear - Because this property is also developing lot 2 at this time (pond for this development) the money for this portion of Timberline will need to be put up with this project. Thus a cash escrow for the entire Timberline frontage (Lot 1 and Lot 2) will be required prior to the issuance of a building permit. [7/12/051 Will not need to construct the curb and gutter along Timberline Rd along the frontage of this property at this time. In lieu of constructing it at this time the developer will be required to provide a cash escrow of these costs prior to the issuance of a building permit. A final design needs to be provided with this project. The sidewalk along Timberline Rd will need to be installed with this project (you are showing this). Number:22 Created:7/12/2005 Resolved [7/12/051 The inlet on Timberline Rd may need to be built at this time with an area inlet installed on the top of it to collect the drainage in this area. The sidewalk and parkway area will need to be graded to final grade in order for the sidewalk and the trees to be installed in there correct location and elevation. This may mean that a low point will be established. Number:23 Created:7/12/2005 Resolved [7/12/05] A temporary connection from the sidewalk to the street for a striped pedestrian crossing is needed for a crossing of Timberline Rd. Number:24 Created:7/12/2005 Resolved [7/12/05] The signal pole needs to be relocated behind the sidewalk. Number:25 Created:7/12/2005 Resolved [4/18/06] Need to show the exiting striping on the striping plan. [11/29/05] This curb is shown, but as shown the street is shown to be 60 feet wide. Is this street truly this wide here? This information needs to be shown on the striping plan when that is done. [7/12/05] Need to show the curb returns and the portion of Willow Springs Way that is within the limits of construction on this project. This will be important when a striping plan for the intersection is provided as well. Number:61 Created:4/18/2006 Resolved 14/18/06] Need to provide the 1000 foot preliminary off -site design for Timberline Road to the north and to the south. The willow springs plans only show the edge of pavement on the east side where c and g was not built. To the north just show the tie to exist c & g (<1000 ft). Number:62 Created: 4/1812006 Resolved [4/18/06] To just install a median with out adjusting the centerline location a low point without an outlet will be created. The easiest thing is to extend the drainage pipe out to the median and show the installation of a future inlet. If this can't be done then the crown of the street needs to be moved so that in the future the left turn bay drains to the west. This may change some of the Timberline design that you have provided. Number: 63 Created:4/18/2006 Resolved Page 4 [4/18/06] Need to provide intersection elevations per standards Department: Engineering Issue Contact: Randy Maizland Topic: Timberline Rd Number:78 Created:5131/2006 Pending [5/31/06] Refer to Timberline Ultimate Design: the taper length on the left turn lane northbound does not meet standard design requirements. For a 50 mph design speed, the taper should be 200 feet. Number:79 Created:6/6/2006 Pending [6/61061 Add a variance note to sheet 2 for the shallow cover over storm sewer pipe, Storm 1, shown on sheet 7. Department: Engineering Issue Contact: Sheri Langenberger Topic: Utility plans Number:48 Created:12/2/2005 Pending [5/31/06] [4/181061 [12/2/05] Please make sure all documents meet scanning requirements. See appendix E-6 for requirements. Number:49 Created:12/15/2005 Resolved [12/151051 Comments from Technical Services 1. Boundary and legal do not match 2. Remove "County Road 36" label 3. Vicinity map needs to be changed (use one line type of map) Number:64 Created:4/18/2006 Resolved [5131/06) Submit a revised Plat showing the proposed drainage easement for the reconfigured detention pond to the north. See plat and grading plan red line comments. [4/18/061 A copy of the plat needs to be provided within the utility plan set as reference and listed as one of the sheets within the set Number:65 Created:4/18/2006 Resolved [4/18/06] Please correct the street cut note to reflect the standard note language. Number:66 Created:4/18/2006 Pending [5/31/06] New proposed drainage easement for the detention pond to the north is not being shown on the plat. [4118/06] The utility plans need to show all the easements being dedicated with the plat — missing a few. Number:68 Created:4/18/2006 Resolved [5131/06] The irigation pipe, Storm 1, on sheet 7 still does not meet the minimum cover requirement of 2 feet to scarified subgrade. [4/18/06] Doesn't appear that minimum cover requirements are being met over the irrigation pipe. How much cover will there be? If doesn't meet minimum then we need to look at alternative design solutions. Number:69 Created:4/18/2006 Resolved [4/18/06] Show future street grades over the sewer line to verify that adequate cover will exist. Page 5
