The following comments apply to the grading plan submitted for review. The title of the Sheet needs to match the original set. New Belgium Brewery Third Filing Process Water Facility This needs to be sheet # 5A as the original grading sheet is 5. The original sheet #5 needs to be revised with a bubble and a note indicating that need to see sheet 5A for grading in this area. Provide a mylar with these changes made for signature when sheet 5A is submitted for signature. Please review Appendix E of the Larimer County Urban Area Street Standards for plan scanability requirements. Need to make sure all text meets minimum height and line weight requirements (some of the text in the title block certainly does not). The background behind all text needs to be white, so where text is placed over areas that have shading or x-hatching the shading/ x-hatching needs to be removed from behind the text. For the areas where you are not showing the detailed grading either do not show these areas or add a note to see sheet 5 for grading in these areas. Need to add a revision block to this sheet for use with any future revisions to this sheet. Since this is a different engineering firm than prepared the original sheets please add the following notes to the revised sheets: I hereby affirm that these final construction plans were prepared under my direct supervision, in accordance with all applicable City of Fort Collins and State of Colorado standards and statutes, respectively; and that I am fully responsible for the accuracy of all design, revisions, and record conditions that I have noted on these plans. These plans have been reviewed by the Local Entity for concept only. The review does not imply responsibility by the reviewing department, the Local Entity Engineer, or the Local Entity for accuracy and correctness of the calculations. Furthermore, the review does not imply that quantities of items on the plans are the final quantities required. The review shall not be construed in any reason as acceptance of financial responsibility by the Local Entity for additional quantities of items shown that may be required during the construction phase. POUDRE FIRE AUTHORITY 09/15/2004 INCM RGONZALE 1. Confusion exists pertinent to the HMIA reqmts per 3.4.5 of the LUC, as follows: (a) the chem.stge.room is said to be classified as S-1 occupancy within HMIA submittal; however, plans show it to be constructed as H-7 occupancy. It is one or the other, with the H-7 being much more involved. (b) the chemical inventory indicates sodium hypochorite being available and listed as a corrosive... this is incorrect. this material is an oxidizer. Is an oxidizer or a corrosive material being used ... the allowable amounts are different depending on which chemical is utilized. (c) the green "pumpkin" is not identified on plans. what is this and what's in it??? What's it made of? (d) The HMIA does not answer any questions posed in 3.4.5 of the LUC regarding the potential for any release of hazardous materials. Pls respond accordingly. Add the new grading sheet to the original plan set after renumbering it. Please show how the retention pond spillway will be modified by these plans as called for in the reoprt. Provide erosion control measures and details on the plan. The report calls for an additional 100 feet of silt fencing to be placed along the north edge of the driveway however none were shown on the plan. 10/18/2004 CMNT Basil Harridan Please extend silt fence to enclose all areas where construction is being proposed. Attached are four copies of the revised Grading Plan, Drawing 5A and four copies of the original Grading Plan Drawing 5. In addition, as requested, we have also included a mylar copy of Drawing 5A and Drawing 5, and have also included the required Floodplain Use Permit. I have the following additional clarifications concerning the comments provided on the Web Site: Comments from Ms Marsha Hilmes Robinson 1.) The Floodplain permit has been submitted 2.) An elevation certificate will be submitted documenting the as -built finished floor elevation of the new chemical room at the end of construction. 3.) The silt fence has been extended to enclose all areas where construction is proposed. 2.) The updated erosion control notes have been added to the drawings. 3.)
