Letter received stated that casement and row dedications were included with this submittal - these were not received. 2. '1 itle the plans - 1 itility Plans for Summit View Pump Station and Waterline" Did not receive sheets C2, C3, C8, EFI and FFI. If they are listed on the cover sheet approved by the City they need to be a part of that set. A. Owners Certification and Director of Planning sienature blocks are not needed on the utility plan set. "They are to be provided on the site and landscape plans, which are typically not a part of the utility plan set. 5. Provide City signature block on all utility plan sheets. 6. Provide the missing general notes - see attached for list of general notes. 7. Vicinity Map - Road adjacent to the site is considered Timberline Road not Summit View. What is black hollow junction? S. Need to show on all sheets the new row line and label all the easements as well as show the properly or easement boundary for the canal. 9. It you are doing any work within the boundary of the canal property or easement you will need then to sign off on the plans approving of the work. to. Typically elect is runs in the parkway (-5 foot separation) with trees located above. Gas runs in the easement behind the sidewalk (-7 foot separation). We may need to have a utility coordination meeting to determine if additional casement is necessary or if they can live with the standard easement with another utility in it. I3. Grading plan shows a pipe going into the street. What does this tie to? Where does the line that runs parallel to the street go? What do these lines tie into and where? 1-1 The driveway into the site needs to start a min of 6 feet from the end of the parapet wall for the bridge and needs to be paved to the property line. 15. The curb location show" in incorrect. The curb line will move west not east from the bridge - or the bridge will be widened in the future. As indicated above a proper transition would be needed for this. (50:1 transition for 6.5 foot offset — 335 feet). Just show the flowllne in the ultimate location. As _you are not providing a street design you do not need to provide the street x-sections as they do not reflect an approved design. This project will need to put up money fix the design and construction of the Road adjacent to this parcel. 16_ Show a future median in the street across the bridge and in fi-ont of this property. 17- Showing a fire hydrant assembly detail - where is this to be located? I can not find it on the plan view. 18. Showing a Typical blowoff - where is this to be located? I can not find it on the plan view. 19. Street details - If none of this is getting built now, you do not need to provide these details. May want to show it typical future cross section on one ofthe sheets though to have a record of what was intended. 20_ Sheet 1-1 - the street improvements are shown incorrectly. 1. Plcusc provide a legal description of the property. I will need this for the development agreement. Please fill in information for development agreement sheet and return.
