See calculations on this sheet for other density information. 5 - Custom homes are being proposed and therefore actual buildings have not been designed at this time. Building envelopes and dimensions are provided on this site plan. Two modifications have been approved: - A modification to section 4.2(D)(2)(a) is approved to reduce the Minimum Lot Width from 100 feet to 50 feet for lots 2, 3, 4, 5, and 6 only. - A modification to section 4.2(D)(2)(d) is approved to reduce the Minimum Side Yard Depth from 20 feet to 10 feet but only for the south side of Lot 1 and the north side of Lot 2. 6 - Street -facing garage doors must be recessed behind either the front facade of the ground floor living area portion of the dwelling or a covered porch (measuring at least 6' x 8') by at least four (4) feet. Any street -facing garage doors complying with this standard shall not protrude forward from the front facade of the living area portion of the dwelling by more than eight (8) feet. 7 - Garage doors may be located on another side of the dwelling (side or rear loaded) provided that the side of the garage facing the front street has windows or other architectural details that mimic the features of the living portion of the dwelling. 8 - Garage doors shall not comprise more than fifty (50) percent of the ground floor street -facing linear building frontage. Alleys and corner lots are exempt. 9 - Fencing (if installed) along side and rear property lines that abut public streets shall be constructed of a material compatible with primary building materials and architecture. Gates will be required so that owner can access Strauss Cabin Road tree lawn and sidewalk for maintenance. Chain link fences are not permitted. 10 - No lots shall have direct vehicular access to Rock Creek Drive or Strauss Cabin Road. 11 - It is the responsibility of the Developer and their Contractors to build the project according to the final approved plans and in accordance with the current Land Use Code and Landscape Guidelines. Field conditions that conflict with or jeopardize the longevity of the proposed improvements shall be brought to the attention of the City for resolution. 12 - It is the responsibility of the immediate adjacent lot owner to care for and ensure good health of the trees in the open space tracts. This includes proper watering, pruning when necessary, and assessing disease or infestation. Any changes shall be approved by the city, prior to installation or procurement. 7 - No trees shall exist, be planted, or be relocated in utility easements. All trees shall be placed at a minimum of 5' from all utilities. There are no restrictions DRAWING TITLE on shrub plantings. 8 - Tree utility separations shall not be used as a means of avoiding required street trees. 9 - Developer shall ensure that the landscape plan is coordinated with all plans done by other consultants so the proposed grading, storm drainage, cr other construction does not conflict, nor preclude installation and maintenance of landscape elements on this plan. 10 - Prior to installation of plant materials, the soil in all landscape areas, including parkways and medians, shall be thoroughly loosened to a depth of 8" and soil amendment shall be thoroughly incorporated into the soil of all landscape areas to a depth of at least 6" by tilling, discing, or other suitable methoc. Organic amendments such as compost, peat, or other manure shall be thoroughly incorporated at a rate of at least 3 cubic yards per 1,000 sf. 11 - Turf grass along the street will be sodded with fescue blend. Open space area will be seeded. See seed mix provided. 12 - To the maximum extent feasible, topsoil that is removed during construction shall be conserved for later use in areas requiring revegetation and landscaping. Z 13 - Locate all utilities prior to planting. _ 14 - A permit must be obtained from the City Forester before any trees or shrubs as noted on this plan are planted, pruned or removed on the public _J LI- Op right-of-way. This includes zones between the sidewalk and curb, medians and other city property. This permit shall approve the location and specie< to be Z < planted. Failure to obtain this permit may result in replacing or relocating trees and a hold on certificate of occupancy. 15 - Developer shall contact the City Forester to inspect all street tree plantings at the completion of each phase of the development. All trees need to have U been installed as shown on the landscape plan. Failure to obtain approval by the City Forester for street trees in a phase shall result in a hold of certificate of O occupancy for future phases of the development. U 16 - Property owners of Lots 6 and 7 are responsible for the maintenance of the landscaped tree lawn along Strauss Cabin Road. Incorrect Correct EXAMPLE OF TREE PROTECTION FENCEING NOTES: Barrier fence should be installed at the drip line of tree branches. In spite of precautions, some damage to protected trees may occur. In such cases repair any damage to the Crown, truck Or root system Immediately. - Repair roots by cutting off the damaged areas and painting them with tree paint. Spread peat moss or moist topsoil over exposed roots. - Repair damage to bark by trimming around the damaged areas. Taper the cut to provide drainage, and paint with tree paint. - Cut off all damaged tree limbs above the tree collar at the trunk or main branch.
