F COMMUNITY PLANNING AND ENVIRONMENTAL
SERVICES OF THE CITY OF FORT COLLINS
VACATING A PORTION OF THE UTILITY EASEMENT LOCATED ON
RIVERSIDE SUBDIVISION, 1ST AND 6T" FILING.
WHEREAS, Section 2.1.5 of the Land Use Code of the City of Fort Collins
authorizes the Director of Community Planning and Environmental Services to
vacate certain easements by resolution or by approval of replats containing
notation of such vacation; and
WHERAS, the Owner has requested that the City vacate a portion of the utility
easement located on Riverside Subdivision, 1st and 6th Filing. More particularly
shown on Exhibit "A".
WHEREAS, the vacation has been reviewed and approved by the pertinent City
departments and outside agencies, which departments and agencies report no
objections to the vacation/dedication.
NOW, THEREFORE, be it resolved by the Director of Community Planning and
Environmental Services of the City of Fort Collins, that a utility easement located
on Riverside Subdivision, 1st and 6th Filing, more particularly shown on Exhibit
"A" attached hereto and incorporated herein by reference, is hereby vacated.
Passed and adopted at an administrative hearing held by the Director of Current
Planning as the delegee of the Director of Community Planning and
Environmental Services of the City of Fort Collins this 1-4.,kA day of September
2004.

DESCRIPTION "A"- VACATED AREA
A portion of an easement to be vacated in Riverside Subdivision First Filing, being in the
Northwest Quarter of Section 18, Township 7 North, Range 68 West of the 6a` Principal
Meridian, City of Fort Collins, County of Larimer, State of Colorado being more
particularly described as follows:
Considering the Southerly line of said Riverside Subdivision First Filing as bearing North
63'14'30" West and with all bearings contained herein relative thereto:
Commencing at the Southwest comer of said First Filing; thence along the Westerly line
of said First Filing, North 28�25'00" East, 16.01 feet to the POINT OF BEGINNING;
thence along said Westerly line, North 28°25'00" East, 234.31 feet to a point being the
Northwest corner of said First Filing; thence along the Northerly line of said First Filing,
South 61 °35'00" East, 360.00 feet to a point being the Northeast comer of said First
Filing; thence along the Easterly line of said First Filing South 28°25'00" West, 225.28
feet; thence departing said Easterly line, North 63°14'30" West, 10.00 feet; thence North
28°25'00" East, 215.56 feet; thence, North 610351001, West, 340.00 feet; thence, South
28025'00" West, 224.64 feet; thence along a curve concave to the Northeast, having a
central angle of 01'01'23" with a radius of 560.62 feet, and arc length of 10.01 feet and
the chord of which bears North 59°42'45" West, 10.01 feet to the Point of Beginning.
The above described portion of vacated easement contains 8,002 square feet or 0.184
acres, more or less.
