Lemay by more than 25%. The property is located in the NC zone, which zone does not allow detached single family dwellings. The existing detached single family home at 619 S. Lemay is classified as an existing limited permitted use. The LUC requires that an addition to such a use that increases the floor area by more than 25% can only be allowed if the property is brought into compliance with the requirements of the LUC. Need a minimum of 20 feet from the garage door to the new property line. 7. LEMAY BY MORE THAN 25% The property is located in the NC zone, which zone does not allow detached single-family dwellings. The existing detached single-family home at 1619 S. Lemay is classified as an existing limited permitted use. Per Section 1.6.5 of the LUC, an addition to such a use that increases the floor area by more than 25% can only be allowed if the property is brought into compliance with the requirements of the LUC. However, with respect to Article 3, single-family dwellings need only comply with Sections 3.4.7 and 3.8. A similar request for an addition was submitted for review in February, 2002. However, the applicant did not pursue that. The applicant is initiating a request at this time for a differently configured addition, but one which still exceeds a 25% increase in floor area. All comments must be returned to Peter Barnes in Zoning by April 21, 2004. A copy of your comments from the 2002 review is included for your reference.
