Subject: Manhattan Townhomes
David, I have prepared a cost estimate for the Manhattan Townhomes connection to the Mason Trail for
$42.701.31, attached. I realize this is significantly more that what is being proposed by the developer.
There may be opportunities to reduce costs, however this is what I would recommend for budgeting
purposes.
This estimate includes
*Excavation - The trail cannot be dropped on top of the berm. The berm will need to be excavated to
accept the trail in order to maintain the top design elevation of the berm.
*Aggregate Base Course - base material for the trail
*Metal Sidewalk Culvert
*6" thick concrete trail with fibermesh
*Concrete Pumping
*Temporary asphalt sidewalk to connect trail to Manhattan until development is complete
*10% contingency -costs are based on an existing 2005 contract with Vogel Concrete. Prices may
increase between now and the time of construction.
There may also be an opportunity for the developer - or Ped Planning - to utilize the existing contract with
Mountain Constructors who will be installing the Mason Trail adjacent to this project. Let me know if you

We will construct the connecting path to the Mason Street Bike Trail in conjunction with
the development of our Manhattan project, which will be underway as soon as the
development agreement is completed and the mylars are recorded.
