An existing Honeylocust tree, located on the western perimeter of the site, has been relocated due to a proposed water line conflict. Plant counts in the plant schedule have been adjusted to reflect the proposed landscaping. Light & Power 43. Parking lot lighting has been shown on the Site and Landscape Plans. Site Plan 44. Landscaping has been added around trash enclosures to provide screening. A walkway that allows pedestrian traffic from the shops has been added. 45. MESA — Retaining wall system image is included in the re -submittal ( Refer to Sheet A-1 ). 46. Bike racks have been added to the north of the trellis. The potential for bike racks hindering the sidewalk has been taken into consideration. 47. The width of the sidewalk is increased to accommodate for the 4' unobstructed pedestrian movement and the 2' car overhang. 48. This proposed section of sidewalk is now shown on the Landscape Plan and adjusted to accommodate an existing Pear tree. Utility Plan 40. Acknowledged. 41. An agreement will be completed allowing Shopko the ability to use the private storm drain for their runoff. Since it is a private storm drain there will be no easement required. Light and Power Light and Power 1. Two transformers have been located on both ends of the buildings. The transformer location will meet the clearance criteria. Landscape will be used to screen the transformers. Police General 12. The pines will be spaced adequately at their current size to allow surveillance. As pines grow, they will be limbed up to allow visibility under their canopies. New photometric plan has been developed taking into consideration the 0.7 fc. Stormwater Utility Easements 25. The building will need to be moved to the north slightly so that no part of the building/footings lie with the proposed utility easement. No private structures such as stormsewer lines, private easements or detention ponds are allowed in the utility easements. Per a discussion between Stormwater/Engineering/Northstar after Staff Review 10/29/03, it was agreed that because of site -.onstraints that the stormsewer will become a public line once it crosses the proposed utility easement. However, the line must be maintained by the developer, not the City. The 10" line for the roof drainage will be rerouted so that it does not fall within the public utility easement. The detention pond, however, will not be allowed in the utility easement and needs to be slightly regraded. (09/02/03) No structure of any kind allowed in utility easements. Please check with Light and Power to make sure that this location is OK for them. If the manhole is kept at that location, then the lid needs to be offset to keep it away from the walk. The line along JFK could also conflict with gas lines. A utility coordination meeting might be helpfid to clarify these issues. Please make sure that this line is a private line that would not require a public easement for it to be allowed. If this is a private line and the then the City will not own or maintain such a line and it would thus be allowed. Since this line is carrying flows from the main Shopko parking lot, a private easement may be needed between the owner of this parcel and the owner of the Shopko Parcel A. Please add notes on the plan to that effect. Topic: Utility Plans Number: 28 Created: 8/26/2003 the storm sewer manhole along Boardwalk Drive is located in an area that is typically used by Light and Power for their line (behind the walk). Please check with Light and Power to make sure that this location is OK for them. If the manhole is kept at that location, then the lid needs to be offset to keep it away from the walk. The line along JFK could also conflict with gas lines. A utility coordination meeting might be helpful to clarify these issues.
