College Avenue Fort Collins, CO 80524 This minor amendment has been prepared to address the following changes to the approved landscape plan for Harmony Ridge Filing II: The client wishes to further enhance the ridgeline and south/southwest sides of the detention pond as follows: • Add native boulders unearthed on site during over lot excavation in clusters to enhance the aesthetic qualities of landscaping along the ridge and detention pond. Boulders are to be placed so that they are buried to at least 1/3 of their height to ensure stable and naturalistic placement. All areas of the landscape plan incorporating additional rock are identified with a "revision cloud". • Add plant materials (in accordance with the Fort Collins Native Plant List) with boulder clusters on the south and southwest sides of the detention pond. Similarly, boulders should be buried to at least 1/3 of their height. Revised areas are indicated on the landscape plan with a "revision cloud". In addition, the client wishes to increase the effectiveness of the Tract C Water Quality Pond. • A synthetic: liner with a minimum thickness of 20 mil will be placed along the sides of the median water quality ponds and extend to the toe of the slope to minimize horizontal migration of pond water into the side slopes. The liner will minimize subsequent potential damage to the sub -grade and pavement. The bottom of the pond wilt remain un-linedto facilitate plant materials and minimize risk of ponding. According to the gee -technical analysis, sub -soils at the median ponds (Boring 4) contain silty, sandy lean clays with underlying sands and gravels. As a result, the soils are -expected to allow for vertical absorption of infiltrated water from the pond. No groundwater was encountered at Boring 4; bedrock was encountered at 1-5_5 feet (approximately 5'feet below the proposed pond bottom). Revised areas are indicated on the landscape plan with a 'revision cloud".
