No revisions to utility plans required by anyone. as bldgs 4 and 5 come together with this bldg expansion to make one new entity, the entire one new bldg shall be fire sprinklered. Ok with condition that Ron's comments be addressed with building permit submittal. this new building expansion ties bldgs D and E together making one bldg footprint. this now puts the entire bldg out of access some 90 feet; and as such is required to be fire sprinklered for being out of access since two distinct bldgs (D/E) are being tied together into one footprint under roof, how is this new bldg to be addressed. Basil Harridan The increase in runoff to Harmony Reservoir by this addition is insignificant, however, some type of water quality treatment should be provided prior to allowing the runoff to reach that reservoir. Please show what will be done to prevent sediment from eroding into the downstream reservoir during construction activities. Provide some BMP measures. Basil Harridan Approved. Consulting Engineers. The Minor Amendment is for a 3,162 square foot new addition between Buildings D and E located at The Boardwalk at the Landings. The site is zoned HC — Harmony Corridor. The addition will be a two story connection between buildings D & E which will replace the existing first and second floor patios. This addition will serve as a circulation space combining two buildings into one. The majority of the North elevation of the addition will consist of windows in order to capitalize on the views of Harmony Lake to the North. The existing landscape at the front of the building will remain. The landscape to the rear consists of paved patios, low seat walls, a water feature and planting beds. All existing trees will remain. The new addition will not require any additional utilities or services. Please see The attached plan by ZVFK Architects — sheet Al. Please see the attached elevations, site and landscape plans. Building Expansion Dear Mr. Hamden: As you are aware, TST, Inc. Consulting Engineers is processing a proposed building expansion of our office. In support of that application we have prepared an exhibit and some calculations to demonstrate the revised runoff regime that the proposed expansion will generate. This letter is provided to summarize the proposed improvements and explain the revised runoff. TST currently occupies Building D of the Boardwalk Business Park and has recently acquired Building E, adjacent to the northwest. Both buildings are two story and are currently connected by an uncovered walkway. The proposed plan is to connect the two buildings with a new enclosure creating one large office space in place of the two existing ones. The improvements will also extend the first floor of the buildings further north and create an uncovered concrete patio area. Very little will change regarding the sidewalk and existing landscape areas in front of the buildings. We anticipate replacing much of the existing landscaping and sidewalk because it will not likely survive the building reconstruction. However, those replacements are proposed to be generally in - kind and will preserve the existing drainage pattern. Accompanying this letter is an exhibit that shows the proposed site plan in comparison to the existing. A table summarizes the impervious area in the project area. The proposed improvements will result in approximately 2,914 square feet of additional impervious surface. That increase equates to an increase of 0.8 cfs runoff during the 100-YR event storm and 0.3 cfs in the 10- YR. Those runoff calculations also accompany this letter. The basic drainage patterns have not changed. The new roof lines will continue to convey runoff in the same pattern as they do now in combination with the ground level sidewalks and landscape areas. The majority of the runoff from the site discharges to the existing Harmony Reservoir to the north and east of the buildings. Runoff is currently detained by this facility and the increased runoff resulting from the proposed improvements will be accepted by the Harmony Reservoir Recreation Association. 748 Whalers Wary, Bldg.
