Dear Mark: On behalf of our client, Progressive Living Structures, we are requesting a variance to the minimum centerline radius requirement of 240 feet for a residential street. We are proposing a centerline radius of 185.00 feet for Woodview Place. The location of the 185.00 feet radius is located near the cul-de-sac. Please refer to the attached sketch. Being near to the end of the street, the amount vehicles using this portion of the street is small. There will be only 11 lots that either will have access to the curve or access to the street after the curve. Being a cul-de-sac street and not a through street, traffic will be moving at a slower speed. The smaller radius curve should function acceptably for the low volume and low speed traffic. In addition, from conversations with the City of Loveland's staff, it is my understanding that the City of Fort Collins, the City of Loveland and Larimer County are trying to work together for a consistent street design standards for this area. Not only would I like to commend the cooperation between the three government agencies, but also I would like to point out that the City of Loveland permits a centerline radius of 165.00 feet for streets classified as a "Lane." For a street to be classified as a "Lane," it would have to serve less than 26 dwelling units. Woodview Place at the proposed curve meets the requirements for a "Lane" in Loveland. I am requesting a variance to allow a centerline radius of 185.00 feet for Woodview Place. If you have any questions, please contact me at you convenience. Sincerely, James R.
