TYP s , SIGHT DISTANCE EASEMENT RESTRICTIONS Sight Distance Easement - The sight distance easement is on easement required by the City at some street intersections where it is necessary to protect the line of sight for a motorist needing to see approaching traffic and to react safely for merging their vehicle into the traffic flow. The following are requirements for certain objects that may occupy a sight distance easement for level grade: (1) Structures and landscaping within the easement shall not exceed 24 inches in height with the following exceptions: (a) Fences up to 42 inches in height may be allowed as long as they do not obstruct the line of sight for motorists. (b) Deciduous trees may be allowed as long as all branches of the trees are trimmed so that no portion thereof or leaves thereon hang lower than six (6) feet above the ground, and the trees are spaced such that they do not obstruct hue of sight for motorists. Deciduous trees with trunks large enough to obstruct line of sight for motorists shall be removed by the owner. See Plan 78 PLANT NOTES 1 . Landscape materials shall be in accordance with AAN specifications for Number One Grade. 2. Turf areas shall be irrigated with an automatic pop-up irrigation system. Shrub beds and trees to be irrigated with an automatic drip (trickle) irrigation system. The irrigation plan shall be reviewed and approved by the City of Ft. Collins prior to the issuance of a building permit. 3. Trees to be balled and burlopped, unless otherwise noted. 4. Shrub beds shall be mulched with a 3" layer of 1-1 /2" to 2" rock mulch over non woven polypropylene weed barrier such as Typor or Mirafi. 5. Irrigated turf shall be seeded or sodded with the Harmony Corridor mixture. 6. A Free permit must be obtained from the City Forester before any trees or shrubs as noted on this plan are planted, pruned, or removed in the public Right of Way. 7. Landscaping mustbe installed or secured with on irrevocable letter of credit, Performance Bond, or escrow account for 125 % of the valuation of the materials and labor`` Iior to issuance of a Certificate of Occupancy. 8. Landscaping shall be installed and maintained by the property owner, including trees and groundcover within the R.O.W. 9. Parking shall be screened from public streets by plants, fencing, and/or berming. 10. Soil in landscape areas shall be amended with 3 cy/1,000 sf well composted manure. 11. The following separations sholl be provided between trees/shrubs and utilities: - 40 feet between canopy trees and street lights 15 feet between ornamental trees and streetlights - 10 feet between trees and public water and sanitary and storm sewer lines - 4 feet between shrubs and public water and sanitary and storm sewer lines - 4 feet between trees and gas lines 12. Field locate utilities prior to planting. 13. To the maximum extent feasible, topsoil that is removed during construction activity shall be conserved for later use on areas requireing revegetation and landscaping. 14. Where necessary, existing trees shall be pruned to City Forester medium prune standards. 15. The developer shall contact the City Forester to inspect all street tree plantings at completion. All trees need to have been installed as shown on the landscape plan. Approval of street tree planting is required before final approval. Failure to obtain approval by the City Forester for street tree planting shall result in a hold on certificate of occupancy. 16. Perennial and Ornamental Grass beds to be mulched with 2" depth shredded cedar mulch. No weed barrier shall be placed in perennial beds. 17. The top 6 inches of topsoil will be stripped and stored on site.
