The trail needs to stay along its planned alignment on the south side of the channel. It does not matter who has ownership of the property the requirements of the ODP still need to be met and when that property develops they will be responsible for building the trail. Moving the trail does not work as the planned enhanced pedestrian street crossing will not be located in a place that would serve the trail. The enhanced crosswalk that was shown and to be built with the school property will be in the wrong location if the trail is moved north. To rebuild this enhanced crosswalk to the north would require reconstruction of Kansas Street as two additional bumpouts would need to be designed and built in the street to accommodate the crossing. Doing so may require the addition of a couple of storm inlets, piping and the loss of 4-6 on street parking spaces. Therefore we feel that the best, easiest and cheapest solution is to keep the trail on the south side of the drainage channel as was planned. Please let me know if you have any questions about this. Sheri >>> <TKassmel@JRF_ngineering.com> 09/29/04 12:22PM >>> Sheri, If you may recall, back in April we met with regards to the submittal of the "Northwest Roads" portion of Rigden Farms, directly east of the proposed King Soopers site at Drake and Timberline. One issue that came up was that we needed to continue the exisitng path from Rigden Farms thru the "Northwest Roads" site and connect to the King Soopers site. The obvious alignment then was across Kansas and continue within the existing drainage easement across the site crossing the proposed Iowa Drive and then connect to King Soopers. Now that the project is back on track, we have been looking at the alignment for this future path. Unfortunately a small portion of the of the expected alignment is not part of this development and is owned by a separate party (Tract S) Our solution would be to push the path further to the north. Pedestrians would cross Kansas at the same location as expected and then travel 100' to the north and then continue on the proposed path. Pedestrians could also cross at the Limon Kansas intersection and then travel 100' to the south to continue on the path. Will this be acceptable to the City? Statement of Purpose: The intent of this PDP and subdivision is to construct roadway and utility main line infrastructure to serve the adjacent unplatted properties. The construction of the roadways shown in the utility plan set will complete the roadway network within this area of Rigden Farm to serve the remaining developable land. The platting of the adjacent lands will occur during the design and review process of the specific parcels. The subdivision plat creates necessary road right of way, which will be dedicated to the City of Fort Collins for the repair and maintenance of the completed roads.
