The temporary condition should show road cross -slopes, elevations at crown, east flowline, and west edge of pavement in relation to the right-of-way. A 4:1 slope needs to be maintained behind the west edge of pavement. • The ultimate cross-section should show how permanent improvements would work with this design. • It appears that two different sections of Brixton Road will be removed and replaced as part of the waterline extension and road improvements, wouldn't it be better if the entire section was removed? • Where will curb & gutter be removed and replaced on the plan set (i.e. west side of Brixton and Taft Hill has substandard curb and gutter, will this be replaced?) • Provide proposed flowline elevations on profile view and show finished grading on plan set. Also see Harmony Road Realignment Taft Hill Road County Road 38E Utility Plans for design of those roads. • Put `(Phase 2)' at the end of the utility plan title to distinguish it from the first set. • The striping plans show sidewalks to the south of the development - show these on the overall utility plans and final grading plan. Taft Hill Road • Show the proposed grades that will be tied into on the north end. • Need to show a pavement transition at the north end in case the final improvements that are shown to be tying into arc not constructed. Also provide notes to indicate only to be done if final improvements to the north are not completed. • Provide a section a the existing driveway (west side) to show how what if any grading is needed to tic the driveway back in. Minimum slope is a 4:1 adjust the slopes accordingly. Provide a note; See typical x-section on detail sheet for additional requirements for sidewalk placement. • The Harmony Road striping plan - This portion of the road is already built. It would seem this sheet would be better placed in the plan set in which the road plans are. It could be done as a revision to the set. The cover sheet (index) would need to be changed to add it. • Brixton Road - This road does not meet the approach grade requirements. Per the standards (Section 1.02.03.05 a. and c.) the slope on this street should not exceed 2%. Since this can now not be meet a variance request is needed. Please provide this. • Mesa View Court - show the crown line and indicate it's offset. Also label the cul-de-sac slopes from the high point. Please widen Harmony Rd. at the Taft intersection to accommodate 12' right and left turn lanes. Adjust overall street alignment to best align the thru lanes to 38E. Re -stripe the bike lane to be between the thru and right turn lane at the 38E intersection. 4. Please profile the driveways affected by the 38E intersection improvements, on the plans and label their location if not on the same sheet as the plan view. 5. City water dept has completed their water line extension. Please show new extension. 6. I have included a letter from L&P about how they plan on changing their duct bank routing. Please contact Janet McTague and include their new routing and the limits of their abandonment in the plans. 7. Please separate the Harmony Rd. realignment plans from the Overlook plan set. There was a site/landscape plan that was submitted with this review label Administrative Change # 1. Is this something that was previously approved or is this the submittal for minor amendment? This plan does not show the removal of Redgate Court or the path in the correct location. It also shows retaining walls that are not indicated in the grading plans. The street vacation needs to be taken to council yet. I do not want to take this until we are close on the plan approval - I will be checking with Stormwater to determine how things are progressing and will need to know what is your intended schedule. They also show the centerline/ section line elevation to be 53.27 not 53.21. The design needs to be adjusted accordingly. Provide a profile of the access drive at sta —21+25 This is not provided as a part of the Harmony Road realignment plans. Provide a note on the striping plan that the cross striping in the bike lane needs to be removed if it existing. There arc two issues on this project which are still under review. The profile of existing Braxton Road and Taft Hill and the variance request for the design of Braxton on this property. Once these have been fully review and a decision is made I will notify you.
