This work will precede approval of the replat in process. Since the revisions to the utility plans is completed, it is acceptable to the City for you to proceed at your own risk that if the replat should fail to be approved, you will take the necessary measures to remove the stubs for the four lots planned and reinstall them for five lots. We do not want you to pave the street over these stubs until the replat is approved and filed with the County. If you have any questions please call me at 221-6750. As proposed, the alignment of Brixton Road and its approaches to both Taft Hill and Mesaview should be adequate and safe Therefore, t will approve the request for variances to Sections 1.02.03.05a and I.02.03.05c in this instance. The Sear -Brown Group 209 South Meldrum Fort Collins, Colorado 80521 RE: The Overlook al: Woodridge PUD, Fourth Filing, Phase 2, Variance Request Dear Mr. Myers: This letter is in response to the variance request dated September 30, 1998 for variance to the approach grade requirement, Section 1.02.03.05.a and 1.02.03.05.c of the Design Criteria and Standards for Streets. The request to reduce the length of the approach grade at the intersection of Taft Hill Road and Brixton Drive, Section 1.02.03.05.a, is granted. The right-of-way (ROW) for Taft Hill Road through this area is 32.5 feet wider than that required for an Arterial Street section under the current criteria. It is believed that the extra ROW was dedicated to accommodate the overhead power lines that run adjacent to Taft Hill. By looking at what the typical ROW location would be, a distance of greater than 50 feet at a less than 20% grade is accomplished. This is acceptable for this short section of road, particularly since the road rises up to meet the grade of Taft Hill Road. The request to reduce the length of the approach grade at the intersection of Brixton Road and Mesaview/ Lookout Lane. Section 1.02.03.05.c, to 0 feet is denied. The 50 foot requirement or at least more than 0 feet should be able to be met by utilizing a vertical curve for the design off of Mesaview/ Lookout Lane. We are requesting a variance from City of Fort Collins Design and Construction Criteria, Standards aid Specifications for Streets, July 1996, sections 1.02.01.05-a and 1.02.03.05.c. As per your request, vertical curves were utilized to maximize the length of approach grade at 2% or less. College Avenue Fort Collins, CO 80524 RE: Woodridge 4th Filing Lot holds on the Overlook 4th Filing Phase One Subdivision Dear Mike: I understand that per the development agreement for The Overlook at Woodridge 4th Filing Phase 1, lots 1-5. 22-25, 28 and 29 have been put on hold as a result of Taft Hill Road and Harmony Road completion scheduled for The Overlook at Woodridge 4th Filing Phase 2. Construction of Harmony Road has just been completed adjacent to lots 22-25, 28 and 29. These improvements were completed with The Overlook at Woodridge 4th Filing Phase 1 work. Construction of Taft Hill Road adjacent to lots 1-5 will be completed with The Overlook at Woodridge 4th Filing Phase 2 approved construction drawings. Construction of the actual Taft Hill Roadway improvements will be done through the City of Fort Collins and their selected contractor. During the most recent City review process, you provided review comments related to Taft Hill Road adjacent to lots 1-5. We have addressed each of your review comments on Taft Hill Road and found the following has happened: The length of the curves on Taft Hill Road were adjusted to 150 foot per your review comment which has resulted in a change of 0.05 feet at the VPI of each curve. 2. The slope of the tangents have not changed, therefore the maximum change in the profile design elevations is at the VPFs. 3. This minor change in the profile elevations will not affect The Overlook at Woodridge 4th Filing lots adjacent to Taft Hill Road. Also note that there is 55 feet from the flow line of Taft Hill Road to the right-of-way which will be enough room to make minor adjustments in grading. Given the information above, future Taft Hill Road street improvements can be completed without the need to enter upon lots I-5 of The Overlook at Woodridge 4th Filing Phase 1. In addition, harmony Road has just been completed adjacent to lots 22-25, 28 and 29. Therefore would you please consider removing the temporary hold on lots 1-5, 22-25. 28 and 29 so that Woodcraft Homes may proceed to construct homes on these lots'?
