U.D. - Groundwater Underdrain System Project No. 10-695-050 Dear Sheri: January 10, 1996 Enclosed is one (1) mylar and four (4) stamped and signed blueline copies of Sheet 22C for your files. Sheet 22C is the westerly extension of the groundwater underdrain system for the Willow Springs P.U.D. project. The extension of the groundwater underdrain parallels the Mail Creek Ditch and extends in a westerly direction. The underdrain piping is in a separate trench from other utilities and is located within open space. There is a possible future street crossing at the south end of Weeping Way. A 15" sleeve has been added within the possible future Right -of -Way. The Groundwater Subdrain Analysis by Lidstone & Anderson, Inc. has addressed the extension of the underdrain. The construction and installation of the underdrain system will follow the City of Fort Collins Specifications. The underdrain system is a private system and will be owned and maintained by the Homeowner's Association. Again, we are providing these plans for your information, files, and inspector. U.D. - Phase One Groundwater Underdrain/Irrigation Pump Station Project No. 10-695-050 Dear Sheri: Enclosed are four (4) stamped and signed sheets of the realigned Groundwater Underdrain and Irrigation Pump Station for your files. The groundwater underdrain and pump station are a part of the Willow Springs P.U.D. - Phase One project. The groundwater underdrain is an existing Underdrain which parallels the Harmony Trunk Sewer and crosses the Willow Springs project between the railroad and Timberline Road. The groundwater underdrain eventually daylights into McClelland Channel east of Timberline Road. The realignment of the underdrain will he used as irrigation water for the Willow Springs development and to create a continuous trickle Clow within the McClelland Channel. The Developer (Mr. Byron Collins) and the Owner of the existing underdrain (Everitt Companies) have met and agree that the existing groundwater underdrain will he realigned. Everitt Companies has reviewed and approved the attached construction plans. The new underdrain, irrigation pipelines & pump station will be privately owned and maintained by the Homeowners Association. Again, we are providing these plans for your information and tiles. U.D. - Phase One - Blehm Lateral Irrigation Pipeline Project No. 10-695-054 Dear Sheri: Enclosed are three (3) stamped and signed sets of the Blehm Lateral Irrigation Pipeline for your files. The Blehm Lateral is part of the Willow Springs P.U.D. - Phase One project. The Blehm Lateral is an existing irrigation ditch which parallels Mail Creek Ditch and Timberline Road and serves irrigation water to the residents east of Timberline Road. The Developer (Mr. Byron Collins) and the Ditch Company (Blehm Water Association) have agreed that the existing irrigation ditch will be realigned and placed within a new pipeline. The new pipeline is a source of irrigation water for both the residents east of Timberline Road and the Willow Springs Homeowners Association. The Ditch Company has reviewed and approved the attached construction plans. The new irrigation pipeline will be privately owned by the Homeowners Association with an easement provided to the Ditch Company. Usage and maintenance of the irrigation pipeline will be shared between the Homeowners Association and the Ditch Company. Again, we are providing these plans for your information and files. Dear Mr. Herzig: January 23, 1995 Battle Creek Road is part of the WILLOW SPRINGS P.U.D. and also part of their Phase I, all of which comes before the Planning and Zoning Board for final approval January 23, 1995. The construction of Battle Creek Road will significantly alter the historic storm drainage flows on the Dusbabek property north of Battle Creek. Our attorney advises the developers will therefore require a DRAINAGE EASEMENT from the Dusbabeks in order to construct a small storm drainage swale along the north side of Battlecreek, on Dusbabek property, for the transport of storm water into the TIMBERLINE Swale. The developers for Willow Springs have also designed berms along the north side of Battle Creek which ei;tend onto Dusbabek property. They will thus require SLOPE EASEMENTS and will need to provide erosion control. W, are cuuLiuuiag to negoLiaLe both Drainage and SioleEasements with Lite Willow Springs developers, but at this date have not been successful. We have no desire to hold up their project, but do ask the City of Ft.
