As per the 1'IS this should be a connector street with a 36 width (2 - 12 foot travel lanes and 2 - 6 foot hike lanes) -widening out to 48 feet at the intersection to accomidate the left turn bay. This needs to he built in accordance with our standards with curb gutter and sidewalk_ • 1 he state does issue the state highway access permit. This permit is issued from Plans approved by the Citr and can not be issued until said plans are approved for the required improvements. • Provide and show the design and improvements for Prospect Road along the frontage of the property_ phis is construction of the south half of the arterial street with curb, gutter and sidewalk. • Provide and show the design of the improvemetns needed for prospect at the intersection of the f ronta«e road and anN work that is needed on the north leg of the frontage road in order for the lanes to line up. May wish to provide easements through the site for future connections to the water and sewer lines for any construction to the south of this site as it appears that shore connections will need to go through this site. • Ifthe temporary parking lot is allowed - this design needs to be apart of the utility plan set and site plan set. • See additional comments on the utility plans. All traffic on Prospect Road needs to be coordinated with the City Traffic Engineer. 2. Cut pavement to smooth edge and match existing grades needs to be completed according in - City of Fort Collins Repair Standards. 3. Desion improvements to Prospect Road may include bridge widening (if needed). 4. A 57.d foot Right -of -Way total is required :o be dedicated from the section line on Prospect �. The 10 foot sidewalk shown on the upper northwest corner should be connected to the pavement. 6_ The 28' FL -FL drive needs to be dedicated as emergency, pedestrian. and access easement. Along with that, are other utility easements needed' 7. Please show a design and cross section of the pan on the south side. S. A plat needs to be provided of the entire property. 9. Vertical curb and gutter, along with a detached sidewalk along Prospect road needs to be included on the site plan. 10. In «eneral notes on page C-1 _ note number 13 should say 'traffic engineer rather than street department' 11. The patch work on page C-3 needs to say.
