Tracts A and B, on the plat the lettering is opposite that that is shown on the site plan. On the site plan Tract B (old skippers) dimensions are different than shown on the plat. 2. The gas co comments the last time said no trees within 4 feet of the gas line. The existing gas line goes under 2 parking lot medians. Will this interfere with the trees planed in those areas? ( I did not have a site plan to review) 3. All work to the south off site requires a construction easement from the owners of that land. This needs to be submitted prior to this project being taken to the board for consideration We need to be able to verify that the configuration that is shown can be built. The note regarding the 15 foot utility easement along the western property line needs to be modified as a plat has been submitted and the easement will be dedicated that way instead of by separate document. 5. The note regarding the 40 foot utility easement to be vacated is confusing is sounds like to me that this easement was vacated by ordinance 6-1965, which in fact is probably the ordinance by which this easement was dedicated. 6. There is an existing concrete vault at the northwestern corner. This should be shown to verify that the curb locations you are proposing works with its location. 7. There is a note regarding building envelope line for the storage buildings. At this time there are no building envelopes shown on the plat. Plat - 8. The statement in the dedication "subject to all easements and rights -of - way now of record of existing or indicated on this plat' by including this statement on the plat the 40 foot easement along the western property line will not be vacated with this plat. The statement will either need to be changed or another way to do it is to show the easement on the plat and provide a note with it that states that the 40 foot utility easement is hereby vacated with this plat. 9. Need to indicate the boundaries between the different types of easements. For example where does the water -gas easement end and the water easement begin? 10. Easements dedicated to specific utilities require that that utility sign the plat as an owner and interest. This indicates that they accept the easements as their own. Utility Plans - 11. The plat needs to be the second page of the utility plans. This does not need to be a signed copy. Drainage and grading plan 12. Should show the electric service line that runs under the detention pond. Is this line deep enough? Master Utility Plan 13. Need to clarify what is to be done to the south off -site and how all the islands tie together. 14. These plans only show a 10 utility easement along the western property line, whereas the plat and site plan show a 15 foot easement. It needs to be clearly indicated as to what is existing and what is new work to be done. 16. Indicate the ROW line. 17. The sanitary sewer line running adjacent to College Ave is this within the ROW? If not is an easement needed for this line? Details 18. A sidewalk ramp and sidewalk detail needs to be provided for the new sidewalk and ramps to be installed on site. As long as these items are not within the ROW they can be of your own design. In addition the developer is responsible for all costs for traffic signing and striping related to directing traffic access to and from the development (e.g. All signing and striping for a right turn lane into the development site). No site plan was provided for review or comparison - if conflicts are found to exist they will need to be corrected. Will need a formal letter requesting the vacation of the areas and a sketch showing the area. Can then proceed to route to the utilities and contact the property owners to determine if there is any problem with the vacation. It is not clear. • The maximum building envelope that is indicated. What happens to the parking adjacent to this area'? It will not work in the configuration as shown. How many spaces does this lose in the overall count? • In places where the parking overhangs the sidewalk a minimum 6 foot sidewalk is needed. See plans for marked locations. • The interior 4 way intersection needs to be better delineated. This should be shown as a 4 way stop. Provide the patterned concrete on the south side of the intersection also. Provide a striped cross walk on the east side of the intersection. Line up the curbs on the south side with the curbs on the north. • The drive from the south - the curve approaching the 4 way stop needs to be smoothed out slightly. • Appear to be missing some handicap ramps. Plat • Please use the new attorney certification statement provided. • A new easement is being shown on tract C. Utility Plans • The plat also needs to be a part of the utility plan set. It should come after the cover sheet. • Need a north arrow and scale on the Drainage, Grading and Erosion Control Plan sheet. • The new contours do not always tie into the existing contours. • The interior •4 wav intersection needs to be better delineated.
