Dean All comments must be received by: 1/15/98 UTILITY PLAN COMMENTS Dedicate a 9 foot Public Access Easement from the existing R.O.W. to the back of sidewalk, provide a legal description and exhibit. Provide necessary spot elevations on utility plan to show drive entrance and ADA ramps. - Provide detail of roof drain to allow for drainage to the parking lot from the SE comer of the 220 W. Prospect building. Replace the existing area inlet with a Type R curb opening inlet to better accommodate drainage from the new curb and gutter. — The on -site parking lot will need to drain to W- Prospect, provide a curb cut and sidewalk culvert at the low point in the parking lot. SITE, & LANDSCAPE PLAN COMMENTS Provide striping details for crosswalk, {Paad, and arrows. Show irrigation taps aaA+ktmi a for landscape strip and parkway. -Add the following notes to the landscape plan. Locate all utilities prior to any planting and maintain the following separationsTrees-10' to all water and sewer lines, Shrubs - T to all water and sewer lines. Dean All comments must be received by: 11/19/97 GENERAL COMMENTS Provide necessary spot elevations on utility plan to show drive entrance and ADA ramps. Parking set back of 50' is required, as per table 5 of the Standards four of the proposed parking spaces are not in compliance, eliminate the spaces or request a variance. Looking at proposed layout it is possible to meet minimum dimensions on parking stalls and drive and provide a standard 10' parkway strip adjacent to W. Prospect as per standard D-1-b. Sidewalk appears to be outside of City R.O.W. provide public access easement for this area. Show Radii at drive entrance curb returns, concrete shall extend to R.O.W.. Provide striping details for crosswalk, island, and arrows. Show irrigation taps and plumbing for landscape strip and parkway. Show locations of utilities and check against plant note 11.
