Remove existing curb return, place new curb and gutter at property line. (R) • Label the 8" cinder block wall as existing. This assumes it is. • The elevations on the East side of the alley show a new proposed elevation several inches higher than the existing elevation. How does the raising of this side effect things? Is this in an area that is adjacent to the building? Existing pavement? How can this be done with out affecting other things or doing off -site grading and pavement? May need to provide elevations as necessary to show the x-section can be met and that existing grades are being tied into. (Repeat) • What is the grade in the alley that is being tied into on the north/ • Tlie grade break in the alley design is too great. Use a vertical curve or several grade breaks to meet the design standards. • Provide a driveway cut detail. (Repeat) As it is being shown modify detail D-16 to reflect what is being proposed. Additional comment from Planning: Shingle type is not indicated on the elevations. The sidewalk on the south side of the property is being shown as a concrete swale on the grading pan. It can be one or the other _ but not hoth. A Swale section does not meet ADA requirements. nor do we want to have 1people walking down a swale. 'Per the alley standards a garage should have a set back of 8 feet from the alley Row. Show the alley improvements on the site plan. Utility Plans j Piiic plans need to be titled "utility plans for .. The standard •needs to be met. A variance on the x-slope of the alley maybe allowed for a x-slope of less than 2.0`%, if needed to work with existing fixed grades. Suggest detail D-3-b is used. -- - - -- Provide elevations as necessary to show that the x-section can be met and that existing grades are tied into.
