Though services times are spaced in such a manner as to alleviate "doubling up" of parking requirements, the occupancy of the building requires that many people park on dirt areas. The church now has overflow parking areas which has a recycled asphalt (granular) surface. The overflow of cars typically extends beyond the recycled asphalt area. The recycled asphalt has also become problematic, as it tracks into the building and requires additional cleaning of the facility. The church also facilitates many events such as concerts, funerals, weddings, etc. which require parking for many more cars than the current lots will handle. When moved to this location nearly three years ago it was proposed by the cAy that the church try the existing allotted number of parking stalls before adding additional parking capacity. From the time the church moved to this location, parking has been a consistent problem as the allotted parking has been insufficient. Impact: Landscaping will be implemented per the original approved design and specifications. The configuration will change slightly and is noted on the Proposed Layout drawing Storm Drainage will comply with the original approved design. Box 580 Fort Collins CO 80522-0580 RE: Timberline Church Phase 1B Drainage Letter Dear Ted Shepard I have reviewed the attached drawing and find that it is fundamentally in compliance with the drainage report for the Original PUD. There is no increase in hard area therefore the detention facilities are adequate. The only difference from the original plans is the configuration of the Church staff and facilities service area. My understanding is that this area is temporary in nature and may be torn out or modified when the church expands to the south. Even with this parking the hard surface area allowance is not exceeded. This area does need to be graded to the south and east and connected to the existing detention facility with a temporary swale that has a grade of 1-0.5%. Sincerely, STANTEC CONSULTING INC.
