If landscaping is proposed, please include a line for irrigation, and know that it will be the responsibility of the developer to maintain the landscaping. The median should be enlarged to provide adequate visibility, but not encroach on left turn stacking lengths at either Mason or Howes or the movement of turning buses off of Mason onto Cherry. The ends should also be made less blunt. It has also been suggested that this would be a good place for art in public places. Transfort needs approximately 40' for their stop, which needs to be west of the proposed crosswalk on Cherry. Issue Contact: Katie Moore Regarding the parking lot off of Cherry: It would be allowable to have one-way entrance and exit driveways from this lot and have the smaller widths, but the parking stalls would have to be angled to reflect the one-way only setup. I don't know how this would work with the garages; they may not fit with this configuration. The City would not support one-way entrance/exit without the angled parking, even if it is signed as one way. Issue Contact: Katie Moore Please provide a description of the trash enclosures. Permanent structures (stone, brick, etc.) would not be allowed over easements, but wooden fence - type enclosures would. 5 of 97 Issue Contact: Katie Moore Plat: Provide line for the City's Light and Power department to sign on the cover sheet. 98 Issue Contact: Katie Moore General comment: Awnings, footings, and eaves are not allowed to encroach into easemients. The city has no permitting process for allowing encroachments; instead, that portion of the easement would have to be vacated. Certain encroachments are allowed into setbacks, but this is only in the case where there is no easement in that location. (LUC 3.8.19 (A) 5) 99 Issue Contact: Katie Moore Sheet 3: Driveway entrances are required to intersect the street at a 90-degree +/- 10-degree angle for 25' from the flowline (XIII.D on the utility plan checklist). The angle is not a problem in this case, but the distance of 25' is. 100 Issue Contact: Katie Moore Plat: The parking lot off of Cherry should be in an access easement, and pedestrian areas should be in a pedestrian easement or public access easement.
