This will be needed to help determine the street classification within the development. This will need to be submitted in with the PDP. Add the following as notes on the plans: The placement of bike lanes within the development will be based on road classification and need for connections to neighborhood parks and centers. Transit stop locations and placement of stops to be determined at the time of PDP submittal. Bus Pullouts maybe required. Indicate that the first one on Timberline Road is to be a limited movement access - a right -in right -out only. Indicate that the second access point onto Timberline is a limited movement access - right -in right -out with the potential for a left -in. Indicate that the third access onto Timberline is to be a Full movement intersection located a 1/3 of a mile from Drake Road. Access onto Drake - Need to indicate that this access is a Potential full movement access and that is aligns with Sagebrush Drive. The letter I received from Nuszer Kopatz indicated that the traffic study had been revised and submitted to address the left turn stacking for this access, but 1 did not receive any such repord revision. As previously indicated A pedestrian connection is needed from this site to the existing trail. A pedestrian tunnel will most likely be needed to accommodate this as indicated previously not the at grade crossing that your letter discussed. General note 2 is incorrect. By making the changes shown it would be true. By City Code (sections 24 2 1 and 24-42) it is the adjacent property owners responsibility for the maintenance, repair and snow removal of sidewalks, curbs and gutters and parkways adjacent to their property. See additional comments to the general notes. COMMENT SHEET City of Fort Collins Current Plannine DATE: August 14, 2000 TO: Engineering PROJECT: #24-OOA Johnson Farm, Overall Development Plan — Type II - (LUC) All comments must be received by Troy Jones no later than the staff review meeting: September 13, 2000 Note- Please identify your redlines for future reference Johnson Farm C DP September 7, 2000 Access onto Timberline - Need a minimum of a third mile between Drake and any full movement intersection. If greater than a 1 /3 mile is achieved in the spacing of the full movement roadway then two right -in right -out access points/ intersections could be placed between Drake and the full movement intersection. If a greater than 1/3 mile spacing is not provided for the full movement intersection then only one right -in right -out intersection could be placed between Drake and the full movement intersection. The closest a right -in right -out intersection can be placed to Drake Road is 800 feet. After that the 660 foot spacing can be used. Access onto Drake - If the access onto Drake aligns with Sagebrush Drive then a full movement intersection can probably be achieved. Need to look at the left turn stacking requirements. This information was not provided in the traffic study. Due to the railroad track and the limited width of the median the left turn bay may not be able to be built to accommodate the anticipated traffic. Further review will occur once the information on the intersection analysis is provided. All street configurations within the site will need to meet all City design standards current at the time of application. The street system shown around the Neighborhood Park may not meet standards as shown. The road design and internal layout will be reviewed at the time a PDP submittal is made. A pedestrian connection is needed from this site to the existing trail. A pedestrian tunnel will most likely be needed to accommodate this.
