In response to the current market, Postle Development has chosen to pursue the conversion of some approved townhome lots to bungalow lots (small lot single family per the Land Use Code) in SideHill Filing 2. Nineteen townhome units comprising four buildings in Block 1 (lots 21 to 39 as currently platted) are now proposed as nineteen bungalow lots similar to the adjacent lots in Block 1 and across the street in Block 23. The overall unit count is proposed to remain the same and the layout is generally similar. Units will front both Trestle Road and South Timberline Road, with an alley between. Units fronting Timberline will be set back more than the minimum required, and the alley is designed to meet the requirements for emergency access. The proposed layout is consistent with other areas of SideHill Filing 2 where this product type is approved. When the development team first consulted with City Staff, it was determined that since this proposal was not a significant change of character from the approved PDP and would result in no change in the number of units, it could be considered a Minor Amendment. Unfortunately, because the change will involve a replat, it must involve a public hearing and cannot be addressed as a Minor Amendment according to the L.U.C. As a compromise, since the majority of the plans and land use information is so closely tied to the overall development, the attached plan submittal set is treated as if it were a Minor Amendment, updating affected sheets from the approved and recorded Filing 2 plans. It is being submitted as a Small Project for Development Review and a PDP according to the TRDF fee structure.
