Provided is a Development Construction Permit Application, the application needs to be filled out and returned with all the applicable attachments before a meeting can be scheduled. Date: Signature PLEASE SEND COPIES OF MARKED REVISIONS: Pleyr [r SITE UTILITY E[' LANDSCAPE North College Avenue Schrader Oil Company (sheet 2 of 2) March 1, 1999 • Will need to work with CDOT for a state highway access permit for this site. • Need an off -site easement for removal of asphalt south of the property line. • Provide a recorded copy of the access easement across the site. • The first two parking stall closest to Willow will need to be eliminated. A minimum 50 foot set back is required for parking off of a collector. • Provide a variance request for having a driveway wider than allowed in the standards. • Show and label the future walk in the northeast corner. • Provide additional cross sections for Willow ( add slopes to existing one) The pavement cut will have to occur at least 8 feet from the flowline as longitudinal joints are not allowed in bike lanes of in wheel paths. • Show what pavement is to be added on the north side of Willow. Additional pavement is needed to accommodate the striping plan. • On the profile - indicate what grade is being tied into. Provide a preliminary design to the east for 500 feet. Show the design for the north side of the street also. How do we know the grades work if we can not see that the requirements will be met for the entire street. • See Plans for additional comments. Define curb cuts, provide detached sidewalk. • Provide bike parking at the front of the building • A right turn lane is really needed on College Ave. We would like it if you would move the curb over to accommodate this. • Narrow the southern curb cut. Make it 30 feet like the northern access point is. Make improvements along College Ave here. • Widen the sidewalk on college Ave to meet the min - 4.5 feet. Utility Plans • Improvements to Willow Street need to be made. Curb cuts need to be defined and the street designed. • Provide all off -site easements needed for construction. Provide on -site easements for utilities as needed. • Reduce the width of the southern access to 30 feet in width (on College) and provide improvements along the frontage here. • The sewer connection is being shown under the railroad tracks. This may be difficult to do. A permit from the railroad will probably be required. May want to consider how you are proposing to make these connections, since this is the truck route and College Ave I do not know what type of road closures will be allowed.
