SELECTED PLANTS WERE CHOSEN BASED ON THEIR XERIC CHARACTERISTICS, FORM AND FUNCTION WITHIN THE LANDSCAPE. AN EFFORT HAS BEEN MADE TO MINIMIZE I-IARDSCAPE AND HIGH-WATER TURF AREAS. AN EFFORT HAS BEEN MADE TO MAXIMIZE THE AREAS OF PERVIOUS SURFACES THROUGH THE USE OF LARGE PLANTING AREAS. MANY PLANTING AREAS ARE LANDSCAPED GRADED TO ALLOW FOR STORM WATER TO PERCOLATE INTO ROOT ZONES AND REDUCE THE NEED FOR SUPPLEMENTAL IRRIGATION. SHADE AND ORNAMENTAL TREES HAVE BEEN SPACED TO PROVIDE PEDESTRIAN SHADE AREAS AND FUTURE SEATING VENUES. SLOPE PLANTINGS STABILIZE SLOPES UP TO 3:1 AND AVOID THE NEED FOR TURFGRASS MAINTENANCE. PLANT BEDS AND TURFGRASSES HAVE BEEN SET BACK FROM BUILDINGS AND ROADS TO RESPOND TO SITE SOIL CONDITIONS AS INDICATED IN THE GEOTECHNICAL STUDY. SPECIES DIVERSITY WHERE POSSIBLE, REGIONALLY NATIVE PLANTS WERE CHOSEN FOR LANDSCAPED AREAS. SPECIFICALLY, GRASSES, PERENNIALS AND SEVERAL WOODY SHRUB SPECIES WERE CHOSEN FOR MASS PLANTING BEDS. OTHER NON-NATIVE PLANTS WERE CHOSEN BASED ON THEIR SCREENING CHARACTERISTICS OR ABILITY TO TOLERATE SEVERE CONDITIONS. LANDSCAPING ASSURANCES ALL LANDSCAPING PROPOSED FOR INSTALLATION. MUST BE SECURED WITH AN IRREVOCABLE LETTER OF CREDIT, PERFORMANCE BOND, OR ESCROW ACCOUNT FOR 125% OF THE VALUATION OF THE LANDSCAPE MATERIAL AND LABOR COSTS FOR EACH PHASE PRIOR TO THE ISSUANCE OF A FINAL CERTIFICATE OF OCCUPANCY.
