RE: Variance Request, Ridgewood Hills 3`d Filing
1 agree with your assessment on the attached variance request. The rate of vertical curvature
does not seem to be an important factor along the flowline of a cul-de-sac bulb, which is the
situation described on the seven streets referenced in the variance request. Therefore, the
variance request is approved.
As always, this variance does not necessarily set precedence or change the application of our
design standards in other situations.

Dear Sheri:
Traffic Variance for Traffic Circle
We are requesting a traffic variance for the placement ol'a traffic circle at the intersection
of Avondale Road and Trianvle Drive. Please see the attached drawing for details
regardino turning radii and vehicle paths.
Variance Revision to Addend the Land Use Plan at the School Site
'['he Poudre R I School District has not accepted the school site at this time. Rased on
conversations with the District. it appears that the proposed school site may no[ he used
for that purpose. We have therefore replaced the school site with M0 cul-de-sacs.
According to the traffic engineer who prepared the original Site Access Study. Matthew
Delich. P.L., the cul-de-sacs will produce approximateh one-half the average daily trip,
compared with the estimated ADTs for the school site. Therefore, the addition of the cul-
dc-sacs should not affect the right-of-way widths of the streets as currently proposed.

RE: Ridgewood Hills, 3rd Filing, Off -site Improvements
Dear Troy:
Attached are copies of the staffs comments concerning the Ridgewood Hills Off -site
Improvements. It is my understanding that you are no longer wishing to pursue this as
a separate project at this time. Please let me know if you are still planning on
proceeding forward with the off -sites as a separate project. If not than, all the off -site
work shall be incorporated into the Ridgewood Hills, 3rd Filing submittal.
