HomeMy WebLinkAboutREGISTRY RIDGE FOURTH - Filed GC-GENERAL CORRESPONDENCE - 2005-06-16September I I, 2000 Mr. Dave Stringer Engineering Department City of Fort Collins 281 North College Fort Collins, CO 80522-0580 RE: Registry Ridge 4" Filing Variance Request Dave, We are submitting Registry Ridge 4"' Filing PDP to the City for review and comments. This project is a part of the Registry Ridge ODP and Preliminary, submitted and approved by the City. We would like to request a variance to the current City requirements for minimum centerline radius for local streets. As you know , the minimum centerline radius is 240'. For this project we have used radius that are less than the standard. The four sections of roadway affected have radius of 120', 100', 180', and 183'. The reasons we are asking for the variance is due to the configuration of the site. It is my understanding form the project planner that there is a certain density requirement that must be met for this site, and we found layout which would provide that required density, and still comply with the current street standards. This is a considerable difference we are asking for. However, this will function more as a private drive for the residents of 4"' Filing, and speed limits could be controlled through the development.
