Box 580 Fort Collins, CO 80522 Re: Midpoint Self -Storage Project @ Prospect Industrial Park #28-98 Lot 32, Type II (Luc) Dear Ms. Wamhoff Upon receipt of your staff comments. dated December 6, 2000, we have worked to respond to each of those comments. We would request that our submittal be reviewed within the City of Fort Collins guidelines and be used to submit to formal Zoning Commission for hearing and approval. The following responses coordinate directly with your November 28. 2000 comment letter. Please find the following response: ❑ Site plan ❑ Refer to revised plan for indicated emergency access drive. ❑ The access drive has been revised to meet section 3.6.2(L)(2)(e) ❑ The curb cuts across Midpoint Drive is further up street and do not pose any conflicts. ❑ Refer to revised plan for indicated new and existing walk. ❑ Yes, the 9'-0" utility easement takes into account the added 3 feet of ROW. a The curb cut at the corner has been removed as requested. ❑ Utility plan 1. The general notes have been updated. 2. The drives across the street are far from aligning. The ones across the street are located further up street. 3. Refer to revised civil plan for location of curb cut. 4. The driveway details match 3.6.2(L)(2)(e) and the approach detail is on the new drawings. 5. Each site walk has been indicated as of new or existing on plans. 6. The planning department has indicated a plat is on record at the City and is not needed to be submitted. construction professionals since 1964 7. Refer to plan for added new and labeled existing easements. 8. Refer to revised plans for added dimensions for setback distances. 9. The fence has been relocated to not cross over the Swale. Gates will be provided to provide access for landscape care. 10. The rear of the site has been revised. The gravel has been removed to clean up the transition to the turf. 11. These easements are being prepared for for the off -site grading and drainage pipe. 12. Refer to revised plan. A letter addressing the TIS has been provided for your review. Please review our package and call me directly with any comments or questions. Please provide an update on anticipated comment return and zoning hearing. As I explained, an option which was given to Poudre Pre -Mix long before Prospect Industrial Park was platted (on September 29, 1975), provided for an access -way from the Poudre Pre -Mix site through Shari Point Drive in Prospect Industrial Park. I am enclosing hereiwth a copy of that option agreement. The specific provision is contained after the description on Exhibit "A". Poudre Pre -Mix has now exercised their option and the property together with the access -way has been conveyed to them. This closing was completed on June 30, 1980. If you need anything further in order to show the right of access over Sharp Point Drive for this property, please let me know. Box 469 Fort Collins, CO 80522 Dear Art: Your letter of November 28etDr= Rupel indicates that Poude Pre - Mix will be us Sharp as access to it's site south of ustrias I indicated on the telephone, the us Sharp Point Drive by fully loaded gravel and concrete trucks will lead to the early failure of this street since it was not design- ed for this kind of traffic. I don't believe that the City was informed of this possibility at the time that the plat was approved for Prospect industrial Park. It seems to me that either Prospect Industrial Park or Poudre Pre -Mix will have to provide an treet section for ype Of loads anticipated before the City could accept this street tfortmaintenanee.
