When parcels A and F are developed connections into the northern outparcel (labeled
Larimer County Agricultural) should be made and planned for.
Per conversations with the Colorado Deparment of Transportation a fixture connection
over to SH 287 should not be planned on. A future connection to Trilby at the western
portion of this square mile is a possiblity in the future.
The `Overall Development Plan Request ` for this project states the following "Circulation
will reflect the different land uses, densities, and traffic conditions via a hierarchy of streets
rather than with a "one size fits all" street design." Currently the street standards are
under review, but the new standards have not yet been adopted. Variances to `the
current' street standards would be looked at and considered (if variances are allowed) at
the time of submittal.
