Box 580 Fort Collins, CO. 80522-0580 RE: Variance request for minimum street and right-of-way at Prospect Greens P.U.D. Dear Mike: This letter is a request for a variance to the minimum street width and right-of-way standard as referenced in Section 1.02.10 of the City of Fort Collins Design Criteria (July, 1986) for the above referenced project. This standard calls for a minimum street width of 28' flowline to flowline on a 46' right-of-way. This standard cannot be met due to the proposed projects geometry (long and narrow), required setback, utility easements and on -street parking requirements. The proposed project was carefully designed to allow room for on -street parking in carefully located parallel parking areas while maintaining garage set -back requirements (201) and pedestrian circulation/access. The design allows for a minimum of 20' flowline to flowline width, with a 42, right-of-way. A 20' clear area is maintained for emergency access and unimpeded traffic circulation, free of parked vehicles or pedestrian traffic. The street frontage outside of the parallel parking areas will be posted with no parking signs. This design allows for generous on and off-street parking, 32 spaces will be provided for garage (covered) parking along with 17 parallel parking spots in designated areas only. A total of 49 parking spots have been created, or 2.88 spaces/unit, a ratio that is almost double the minimum requirement for most multi -family projects. 432 Link Lane Plaza • Pt.
