Make sure all previous revisions are shown on the plans and that the signatures for those changes are provided in the revision block. Use more than one number (revision number) for different changes on a sheet - this can help make it clear what is being changed. Comments on the proposed changes No site or landscape plans were received to compare the utility plans with. • You are proposing to reduce the handicap parking stall depth to 15 feet. The code does not allow this. It states that handicap parking stall shall have the same dimensions as standard stall, but a wider width. Therefore the handicap parking stalls need to be a minimum of 17. saw no proposed change to the sidewalk width, why the reduction? Are the handicap ramps at this location being eliminated? They are no longer being shown on the utility plans. • In comparison with the originally approved sheets there are changes that are being shown on these plans that have not been bubbled or identified. Make sure that all changes are bubbled and identified. I have bubbled many of them, but not all. It will keep the pedestrians out of conflict with the moving traffic. Provide a detail of this ramp and design. • Add a note: Coordinate crosswalk striping with Harmony Road plans for Harmony Technology Park. • Provide a utility Plan Signature block. Final prints will need to be signed by a licensed engineer. • Is this sheet to stand alone? Or be a part of another project set. If on it's own - then the sheet needs a title and the city's general notes need to be placed on it, and details for the sidewalk. If it is part of another set than it needs to be number within that set. Why not make it a part of the Genesis IV set. All of the sidewalk on CR 9 would then be shown as a part of that set. • On the sections show a 2 foot approximately flat area adjacent to the walk before sloping into the swale. • On the section where the swale is on the east side of the sidewalk, does the sidewalk slope to the street or toward the Swale? Indicate the slope of the sidewalk and the parkway. • Is any regrading of the swale required? This has not been shown. If is already built by the time this is that is okay. • The parking lot dimensions shown differ from those shown in the utility plans. • The final site plan should just show the new improvements and not that which is being removed. Utility plans Sheet C-5.1 • Label the sidewalk and parkway with for the sidewalk along CR 9. This sidewalk will need to be installed with this project. • A legend should be provided on this sheet. Building 4 - Type 1 February 2, 1998 1. A development agreement or other type of agreement will need to be entered into with this project. It is needed for the possible future traffic signals that could be warranted on Harmony road and County Road 9. The City does not place signals at non -street intersections, therefore it is the responsibility of the property owner(s) to provide traffic signals and they are warranted and desired. The signal on CR 9 (if needed) would be split (in some fashion) between HP and the future phases of development on the west side of CR 9. Landscape site plan 2. Label the sidewalk along CR 9 and indicate the width. The parking lot stall dimensions do not meet Sec 3 2.2(L)(3) for parking lot design. Additional stall length is needed as well as the travel lane needs to be a minimum of 20 feet. See plans for comments. Utility Plans 4. Remove note: 11 from the general notes. 5. These plans need to reflect that which was approved by the HP modular relocation project. Curb line that was proposed, grading that was approved, and the basin boundaries are shown differently on those approved plans. 6. See comment above for parking stall dimensions - also landscape site plan shows stall width of 9.3 feet not 9 feet. 7Date: CIIECK HERE IF YOU AIISII TO RECM COPIES OF REVISIONS Pig Ike _ Drainage Report _ Oter D(dllf _< hEne Ufrty kI3rIIds* City of Fort Collins Ml /PROJECT COMMENT SHEET City of Fort Collins Current Plannim DATE: DEPT: Engineering PROJECT:T' PLANNER: ENGINEER: No Problems Problems or Concerns (see below or attached) wllLhw'il t'I tiuc PwaG ✓k L C. ,Z W` Date: Signature: PLEASE SEND COPIES OF MARKED REVISIONS: ❑ PLAT J --SITE ❑ UTILITY LANDSCAPE
