The x-walk in the row can not be textured, It can be tinted red, but is not required - as with your other driveway the red will probably not last, but shall be painted. 2 Issue Contact: Sheri Wamhoff Use detail 7-29B for the driveway cut. Identify t = 8 inches min, identify the radius and width of the drive as well on this detail. The drive radii should be 20 feet per 8.2.9.A Table 8-2. Provide this detail. 3 Issue Contact: Sheri Wamhoff Showing two lots and labeling as such, but have a note that the lot line goes away with the plat. Where is the division between the two lots then? 4 Issue Contact: Sheri Wamhoff Need to show the retaining walls on the site and landscape plans. Also need to show where the steel handrail is to be located. 5 Issue Contact: Sheri Wamhoff The drainage easements are not correctly shown on the site and landscape plans. 1 of 3 M. 7 10 11 12 13 14 15 Issue Contact: Sheri Wamhoff The building envelope can not extend over the easements. Issue Contact: Sheri Wamhoff Make changes to the plat language as shown. Note #2 on the plat. Doesn't make sense as written. I am guessing that the intent of this note is that the easements shown on the prior plats should be vacated. Here is an example of a note on another plat that has been filed. THE EASEMENTS SHOWN ON LOT 2 OF HIGHLAND AUTOS P.U.D. AND LOT 1 PEDERSON AUTO PLAZA SUBDIVISION ARE TO BE VACATED WITH THI;i PLAT AND REPLACED WITH EASEMENTS AS SHOWN HEREON. Issue Contact: Sheri Wamhoff Don't need the sight distance easement language, as there is not a sight distance easement on this plat. Label the street width and easement widths. The developer is responsible for all work shown on these plans. You can have agreements with someone else to do the work, but everything shown on the plans will need to be done with this project. Issue Contact Sheri Wamhoff Missing some sidewalk and crosswalks on the utility plans that are shown on the site plan. Issue Contact: Sheri Wamhoff Need to indicate that the street patch is to be in accordance with City standards with exact limits to be determined by the City inspector. The notes on the plans indicate that the retaining wall does not extend across this area and I assume it will not be bolted down to the dirt. Need more info here. 17 Issue Contact Sheri Wamhoff It appears that off -site drainage and construction easemetns will be needed with this project. Need to label the parking stall dimensions. 2_ Is the exiting fenced in area remaining or is this going away? 3. Need to show the building envelope on the site, utility plans and the plat. 4_ Where you are putting in new sidewalk on Mason Street it needs to be 6 feet. We will accept the 5-foot walk if it is existing, but new sidewalk needs to meet standards. i_ Clarify what the future bridge is to be. I thought you wanted to span Mason Street when t read the note, but upon further review 1 don't think that is what you are intending. 6- Need to use the new general notes that are within the new street standards. We are going to be adding a few notes and trying to remove some of the repetitive ones. Hopefully we will have that together by next week. t will send you a copy when that is put together. . 7 - The grade lines on the west side of the property adjacent to the railroad do not tie into existing grade. 8. What is to be landscaped area and what is paved? Within the area of the future building location — which is not labeled on the utility plans it is not clear what is what If don't want to revise the utility plans when they want to build this detached building it needs to he shown and noted on the utility plans — it may be a separate sheet or something that shows the layout with the future building. 9. Need to locate the driveway —provide a dimension from the property line. 10. Need to show the area that needs to be patched for the driveway cut. 11. Provide detail 16-I, 16-2 12. Need to provide a detail of the textured and painted x-walks that are shown on the site plan. 13. Use detail 7-29B for the driveway cut.
