Planting beds to be amended with 4 cubic yards of compost/1000 sq. ft. 2. Wood mulch (over weed barrier) shall be be placed in Planting Beds. 3. Trees shall not be planted closer than 4 feet to any gas or electric line and no closer than 10 feet to any water or sewer line. Tree planting shall be coordinated with Public Service Company. Locations of all utilities shall be verified in the field prior to planting. Shrubs are not to be planted within 4 feet of any water or sewer mains. Plant material shall be adjusted in the field to maintain the above clearances. 4. The center of all woody plant material shall be at least four feet away from building foundations. 5. All plant material shall meet specifications of the American Association of Nurserymen (AAN) for number one grade. All trees shall be balled and burlapped or equivalent. 6. Developer shall ensure that the landscape plan is coordinated with the plans done by other consultants so that the proposed grading, storm drainage, or other construction does not conflict nor preclude installation and maintenance of landscape elements on this plan. 7. All existing trees shall be pruned to the city forester's "Medium Prune Standards." 8. Existing trees marked for protection and preservation shall not be removed. 9. All new landscape areas shall be irrigated with an automatic underground irrigation system. An irrigation plan will be required prior to issuance of a building permit. 10, All landscaping proposed with installation must be installed or secured with an irrevocable letter of credit, performance bond or escrow account for 125% of the valuation of the materials and installation prior to issuance of a final certificate of Occupancy. The escrow for such landscaping may be phased; including landscaping associated with street trees indicated for planting in public ROW.
