Alicr reviewing the variance request and the proposed truck pattern for unload and loading vehicles on the site it is the Lngincering Departments conclusion that the 20 loot radii at the entrance drive will he allowed. PLEASE SEND COPIES OF MARKED REVISIONS: ❑ PLAT;' ❑ SITE' ❑ UTILITY ❑ LANDSCAPE REVISION COMMENT SHEET DATE: January 8, 1998 TO: Engineering PROJECT: #26-97 Pedersen Auto Plaza, Type II (LUC) PDP/FC All comments must be received by Steve Olt no later than the staff review meeting: Wednesday, January 28,1998 Pedersen Auto Plaza, Type II February 3, 1998 • In accordance with Sections 3.2.2(C)(6) and 3.65(A) and (B) of the Land Use Code a connection to the BNRR Corridor shall be provided and in accordance with the sidewalk connection standard detail D-4 (Design and Construction Criteria, Standards and Specifications for Streets, Sidewalks, Alleys and Other Public Ways) easements for sidewalk connections shall be provided on one lot and shall be 12 feet in width. The 8.7 feet being currently provided on the plans is not adequate. The Transportation/ Engineering; Department will not support the layout as shown. It is possible to request a variance to the 12 foot requirement, see Section 1.02.01 of the Design and Construction Criteria, Standards and Specifications for Streets, Sidewalks, Alleys and Other Public Ways and the attached sheet for variance request requirements. There is no guarantee that the request will be granted, but if made will be evaluated by Engineering and Transportation Department. In addition any curb and gutter to be placed should be placed in its ultimate location. This will provide the least amount of disturbance for the property owner at the time the trail is built. And the City will not pay for the cost of relocating the curb. • A letter is needed from the ditch company indicating that the ditch lateral is abandoned or New Mercer needs to sign the plans. We can not allow a parcel to be land locked without access. Site Plan • The ramp on Mason Street at Kensington Drive needs to be placed so that it lines up with the one on the Northeast corner of the intersection. • Provide curb stops in the parking lot as indicated on the plans. • Indicate the parkway width being proposed. • The light poles along the South property line need to be placed outside of the access easement. Landscape Plan • The weirs for the detention ponds appear to interfere with the landscaping and berming as it is currently shown on the landscape plan. What will these weir look like - they are concrete structures, how wide are they? • Some of the berms shown here are not indicated on the grading plan in the utility set. • The light poles (for the site) as shown on the site plan should also be shown on the landscape plan to make sure there is not a conflict with the landscaping. Plat What is the reception number (to the south of the site) for? An easement? Property to the south? Please indicate what it is for. The easement for the BNRR connection needs to be 12 feet in width. An access easement is needed across the site to provide for potential access to the small parcel at the southwest corner of the site. We can not allow a parcel to be land locked without access. Utility Plans • The ramp on Mason Street at Kensington Drive needs to be placed so that it lines up with the one on the Northeast corner of the intersection. • The light poles along the South properly line need to be placed outside of the public access easement. • How wide is the overflow weir? What does it look like in plan view? • On the driveway detail the back of sidewalk should be place at the ROW line. Does this affect your dimensions that are shown? • Provide Detail D-12.6 for the ramp on Mason at Kensington. • See plans for additional comments.
