Please submit the following information, this information must be submitted prior to the utility plans being signed by the City: Original deed of dedication for the drainage easement Two attorney certifications in acceptable format (one for each deed) Check for $42 made out to the Larimer County Clerk for recording fees (for 2 documents 4 pages each) Attached for your reference is: A copy of the deed provided for the utility easement, copies of the legal descriptions, the original attorney certification, and an example of City accepted attorney certification. Hackberry trees will be the required species fro street trees. 2. Trash dumpster material needs to be of the same material as the building. See additional comments and marked up plans from Engineering, Stormwater, and Water and Wastewater. Please note that utility plans can not be approved until the floodplain use permit is obtained and the easement documents are received and reviewed. Please return all redlined plans and 4 site/landscape plans, 3 sets of utility plans, 3 drainage reports for review. Howes Street, Suite 202 Fort Collins, CO 80521 Dear Mary: The following are comments from various departments on the proposed mixed -use building at 185 N. College Avenue: ZONING (comments also include Current Planning and Advance Planning issues): 1. The northernmost parking stall can't be accessed adequately. Can transformer bank be moved to south side instead? If trash enclosure opening is reoriented, trash trucks could still access dumpsters without transformer bank being an obstruction on the south side. If transformers can't be moved, then consider changing the parking spaces from an east/west orientation to a north/south orientation. This would allow for 2 regular size stalls and a handicap stall. 2. A parking lot of between 1 and 25 spaces is required to have at least 1 handicap parking stall. 3. Minimum size of 2 '/2' caliper street trees are required. Label size on site plan. Snowmound Spirea and Dwarf Korean Lilac shrubs to be a minimum size of 5 gallons. Label on site plan. 4. Specify mulch material to be used in shrub beds and use of fabric weed barrier. 5. Add note that all landscaping must be completed prior to issuance of certificate of occupancy, or secured with a letter of credit or escrow in the amount of 125% of a written estimate for such work. 6. Add one bike rack along College Avenue frontage. 7. Label material to be used for trash enclosure (must be 6' high). 281 North Collc,e avenue • P.O. (Same goes for any other L & P Facilities on site) PUBLIC SERVICE 1. Any reroute of existing PSC facilities caused by this project will be at the developer's expense. TRANSPORTATION PLANNING 1. Where are you planning to "park" your employees and customers? Have you contacted Susanne Edminster (224-6049) as per earlier comments? 2. Additional bike parking needed along College Ave. 3. Will there be outdoor seating? If so where? If 2 stories, can outdoor seating be located on a 2ntl story balcony or the roof? See additional comments and marked up plans from Engineering, Stormwater, Water and Wastewater, and Building Inspection. Please return all redlined plans and 5 site/landscape plans, 4 sets of utility plans, 3 drainage reports for review.
