The proposed street will be located cast of Lemay Avenue and will connect Oakridge Drive and Wheaton Drive. The requested variance is for a reduction of the centerline radius from the required 240' to 153'. The horizontal curve is located approximately 200' northwest the proposed intersection with Wheaton Drive. The variance is being requested based on existing restrictions and the desire to create usable building pad locations. The curve is located reasonably close to an intersection to expect a reduction in speed as the motorists approach the intersection. An additional variance is being requested regarding the location of the medians in the proposed street mentioned above. The City standards require that medians be set back 20' from the ilowline of the intersecting street. The proposed medians are located at 12' from the flowline of the intersecting street in order to provide a refuge for pedestrians crossing the street. However, the first request for allowing a centerline radius of 153 feet will be conditioned upon the acquisition of a sight distance easement as you recommend, plus that side of the street will need to be restricted against allowing on -street parking in the area where the sight distance easement is established. Just as a general note on processing variance requests, please be sure to route them thru Dave for his review before they come to me.
