The previous reviewer noted that a letter of intent for offsite easements is required prior to hearing (which has not been received.) In actuality, the easements were required by code prior to hearing. • The previous reviewer noted that a plat is suggested for the needed dedication and vacation of onsite easements. I have yet to see a plat or dedication/vacation by separate document for review. The proper documents are required prior to or conjunction with a mylar submittal. • It appears that the project is attempting to build without a building envelope on one lot and have the building on another lot encroach on easement outside of the building envelope. As such, easements where the building encroach need to be vacated. Notate the portion of easements to be vacated on the utility plan (and if by separate document or by plat.) Notate with boundary ties the existing and proposed building envelope delineations. • Modify the General Notes as shown on the redlines. I do not need a formal blueline rcaubmittal for another round of review. However, I need the necessary offsite and onsite easement dedication(s)/vacation(s) along with a copy of the latest plan set before acceptance of mylars for signature routing. Refer to the attached sheets. • Letters of intent for the offsite easements will need to be provided prior to the hearing. Formal documents need to be recorded prior to final compliance. • A pedestrian connection should be made where shown on the utility plans. • THE ENGINEERING DEPARTMENT IS REQUESTING THAT YOU REPLAT THIS PROPERTY DUE TO THE NUMBER OF PARTIAL EASEMENT VACATIONS AND DEDICATIONS. This would be a lot easier, less time consuming and "cleaner" rather than vacating/dedicating by separate document. • Please add the length of the water service coming off of Wheaton Drive. • Please note on the utility plans that the Engineering Inspector will make the final determination on the location of the saw -cut lines and limits of patching in accordance with the "Street Repair and Reconstruction Standards and Guidelines" manual. Please submit a copy of the calculations for my records. • Please include detail #D-20 in the utility plans. • You will need to apply for an excavation permit for the street cuts. • Please show the existing/proposed spot elevations at the driveway on Oakridge Drive. • Please lighten all existing features (c&g, utilities, etc.) and darken the proposed construction. • Please show all existing and proposed easements. • Please label and dimension the ROW lines along Oakridge Drive and Wheaton Drive. • Talk with the Streets Department, Syl Mireles, about traffic control during the street work. Other Notes: • Please complete the development agreement information sheet and return it to this office. • A DCP will be required for this project. Enclosed with these comments is the DCP application. Please complete and return to the Engineering Department.
