Collins, Colorado Lot 4, Block 105, Harrison's Addition Dear Sheri, The following represents our response to several utility plan review comments for Mulberry Green. The response has been prepared in detailed discussion to help facilitate re -review of the plans. Generally, this response will discuss revisions made to each utility plan sheet according to the comments made by the Engineering Department, Water and Sewer, and Transportation on initial submittal utility plan sets. A separate response letter has also been addressed to the Stornlwater Utility and is attached for reference. We would request that staff review the revised Utility Plans and Final Drainage and Erosion Control Report, on a schedule which would be more compatible with a "Use -by -Right" project. We hope to be under construction in June. Building permit fees go up on Time 28. Building plans will be submitted to the Building Department for review the first week in June. We appreciate your consideration. Sheet 1 - Cover Sheet * The General notes have been revised. The note concerning traffic signing and striping has been added according to the language we worked out with you. We have removed the note concerning tracts being dedicated as access and drainage easements. There will not be a plat or a replat associated with this project. * We would normally include the actual plat in the utility plan set for reference. However, the plat of record is only a small document which does not provide incredible reference data. This site is a part of the Harrison's Addition in Old Town and was platted in 1881. We have attached a copy of the plat for your reference. We obtained the plat from Larimer County records. * Because there will not be a replat, we understand that easements will be necessary. These will be provided as separate dedications using standard City of Fort Collins easement dedication format. Sheet 2 -Master Improvements Plan x The location of the existing gas service to the existing structure has been completed based on locate documentation from Public Service. * The duplex in the northeast portion of the project (Units 1-2) will be serviced by an existing 3/4" water service located at or near the northeast corner of the site. The existing service used to service another existing structure that was located on the site. The plans have been clarified. Unit number, have been added for easier future reference. * A separate alley flowline profile has been added to the utility plans. The profile may be found on Sheet 4 . * The construction notes concerning the existing manhole in Mulberry at the alley, have been revised to direct core drilling of the proposed south invert. 4836 S. Collins, Colorado Sheet 2 -_Master Improvements _Plan * The sewer line and alley have been adjusted to allow a separation from the alley inverted flowline and the run of the new manhole in the alley. The alley flowline has been relocated to the east a total of 24" and the manhole has been slightly relocated to the west. There is now a mininuan of 3' of total separation from the alley flowline and the east edge of the manhole rim. A detail has been added to represent this situation. * The alley was dedicated with the plat of the Harrison Addition. No additional easements are required for the proposed sewer line extension for that portion of the sewer line located in the alley. * Manhole designations have been added. * On -site easements will be provided as separate dedications using standard City of Fort Collins easement dedication format. * The existing sewer service for the existing structure is located on the south side of the structure as shown. The remaining service location is unknown and is not shown on the plan. The general notes have been updated to provide direction concerning locating the service and abandoning the service in place. * Reference to size of sewer services is now consistent. * The construction notes concerning the stop sign have been revised to specify conformance with City of Fort Collins Traffic Standards. The stop sign detail has been removed from the detail sheet. * An intersection detail for the Mulberry Street / Alley intersection was requested by Engineering on one of the detail sheets. The standard City intersection detail was not added to the plans because the intersection detail does not apply 100%. The Mulberry Street / Alley intersection has been farther detailed on this sheet to comply with portions of the City's standard intersection detail, with further grading detail provided on the Master Grading, Drainage and Erosion Control Plan. Sheet 3 - Master_ GradinZ_Drainage and Erosion_Control Plan * Please refer to the separate response letter which has been addressed to the Stormwater Utility and is attached for reference. Sheet 4 -Detail Sheet The alley typical section has been revised to provide a 5" depth of concrete. It has also been revised in order to relocate the alley inverted flowline so a 3' separation can be maintained between the alley flowline and the new manhole (MH-A). * The stop sign detail previously provided has been removed. * The alley flowline profile was added to this sheet. Collins, Colorado Sheet 4 - Detail Sheet * A detached sidewalk metal culvert detail has been added due to the requirements of the Stonnwater Utility. A curbed channel detail has also been provided. Sheet 5 - Detail Sheet * The sanitary sewer line profile has been revised to indicate PVC sewer line. The Standard City of Fort Collins sewer service detail was removed. However, the other sewer service detail which represents service invert requirements relative to the sewer main invert, was maintained for reference. The sewer service direction for the existing structure on the Master Improvements Plan, will reference this detail. * The haybale detail was removed. Silt fencing will be the primary erosion control device. Miscellaneous * An 8'x8' utility easement was requested by Light and Power in the extreme southeast corner of the property. This will be provided. Water and Sewer has requested a utility easement for that portion of the new sewer line located on private property. The parking area will be described as an access and utility easement. These easements are described on the attached easement dedication documentation which is submitted with this response for staff review and comment. * The Final Drainage and Erosion Control Report has also been revised. These are provided with the separate response letter to the Stonmwater Utility as previously mentioned. This completes our response of the comments for engineering related items for Mulberry Green.
