Sheet 1 of 1: Plat • The legal description still does not match what is shown on the drawing. Please adjust. • Label all easements • You will need to dedicate an additional 4.5 feet of R.O.W. along the west side of Boardwalk Drive to meet the current street standards. • See Sheet No. I of 1 for additional comments and concerns. Sheet 4 of 8: Grading Plan • For the detail of the swale along the west property line, you are showing that the easement varies. According to the plat, this easement is 20 feet in width and doesn't vary. Please make the appropriate corrections. Sheet 5 of 8: Utility Plan • You will need to dedicate an additional 4.5 feet of R.O.W. along the west side of Boardwalk Drive to meet the current street standards. • Need to pave each access with concrete to the R.O.W. line per the street standards. Please label on the plans. • Provide a typical cross-section of Boardwalk Drive. • Provide more detail of each access into the site. We need to know how the water is draining, etc. Include appropriate details, spot elevations, pans, etc. • See Sheet No. 5 of 8 for additional comments and concerns. The sidewalks adjacent to the parking stalls that are 17' in length need to be 2' wider to accommodate the overhang from vehicles per the street standards. Add handicap ramps on the sidewalk along the south property access. Sheet 1 of 7: Cover Sheet Add a few more general notes. They are attached to the plan set. Need to label what property is to the south of the site. Sheet 4 of 7: Grading Plan It appears that you are showing grading outside of the property boundary. If so, you will need to acquire construction easements at all of the locations that this is occurring. Sheet 5 of 7: Utility Plan • Provide handicap access ramps at all intersections and locations of pedestrian crossings. • Does the shared access along the south side of the property connect to anything to the west of the site? • Reference all details used throughout the plan set. • The sidewalk along Boardwalk needs to shown within the R.O.W. per the street standards. • Provide complete horizontal alignment including, but not limited to, centerline of streets, curve information, Street, sidewalk, and R.O.W. dimensions, crosspans, access ramps, etc. • Show all utility and drainage easements and dimensions. • Show the existing features outside of the project site for 150'. • Need to pave each access with concrete to the R.O.W. line per the street standards. Sheet 6 of 7: Sanitary Sewer/Storm Drain Plan and Profiles Show all utility crossings in the profiles. Sheet 7 of 7: Details Make sure that all of the details have been referenced throughout the plan set. • Refer to the redlined utility plans and the site plan for additional comments.
