More specific comments will be mentioned below. Utility Plan Comments: Cover Sheet; Sheet I of 7: • Include the legal description under the title. ❑O Reference the current soils investigation. ❑O There is a new vertical control listing for the City. It will apply to this project. ❑O The General Notes should be revised. Replat of McClelland Office Park, Sheei I of I: ❑O The right-of-way for McClelland Drive should be 42 feet from centerline to property line. • The Attorney's Certificate is not correct. See attachment for correct Attorney's Certificate. Ilorizontal Control Plan; Sheet 5 of 7: • Note: The project was reviewed for lots 2 and 3, except for areas that will be affected by the development of lots 2 and 3. ❑• The utility plans must show the complete horizontal alignment such as labeling of streets, centerline of streets, access ramps, ROW dimensions, type of curb and gutter, and 150 feet beyond project limits (i.e. Show McClelland Drive). • There is no pedestrian connections between lots. Pedestrian connections should be provided. ❑O The parking stalls at the boundary for Lot 2 do not provide sufficient overhang space. To provide overhang on both sides it will require 5 feet landscaping between both 2 feet vehicle overhang. • The extension of the parking lot islands should not impose an offset that constricts traffic movements between Lots 1 and Lots 2 & 3. See redline comments. • Note: I understand the redline depiction I have shown on the utility plans will affect the parking in front of the proposed building for Lot 3. My intent was to align the parking lot pathways and I feel this can be done in a way which should not affect the parking in front of the Lot 3 building. Utility Plan; Sheet 6 of 7 • Show all existing and proposed sanitary sewer lines including but not limited to the following: Type of pipe, slope of pipe, size of pipe and lengths of segments. • Include note pertaining to depth of cover and polywrapping of DIP, size of services, type of pipe, and length of pipe between all fittings and valves. • Show the location of lire hydrants. • Show all existing underground utilities including gas, electric. telephone and cable on the utility sheet. O The overhang requirement for parking stalls has changed. As a result the parking arrangement is adequate if the existing parking spaces are for compact vehicles.
