[2/2/10] Your variance request has been conditionally approved in that the circular planting areas across from the main entrance (NE corner of the property along Meldrum) must be configured in such a way to allow for good circulation both coming from and to the Lincoln Center and for north -south pedestrian flow. Please maintain the original 4.5' of sidewalk (minimum) clearance along Meldrum and arrange the landscaped islands either side of that. Please see Matthew Wempe in Transportation Planning or myself if you have any questions. [12/15/09] A formal variance request is required for the areas that are not in compliance with LCUASS 7-7L (typical local street section). A variance request was not received with this submittal. All private improvements within the public row require an encroachment permit and are approved during construction and cannot be shown on the plan sets as they are revocable. The city does not maintain or replace specialized concrete within row and will have to maintained by this development. Is this city owned property? Are you working with the DDA on these items? Or how are these issues being addressed? My prelim discussion with Matt brought out why and is acceptable to me, but it needs to be clearly provided in the TIS narrative also.
