It appears that the proposed garage extends into at least one easement. What lots) is the building on? POUDRE FIRE AUTHORITY 12/06/2004 OK RGONZALE no comments - this is a house for a house. STORMWATER ENGINEERING 12/09/2004 CMNT Basil Hamaan 1. Structure is in Dry Creek floodway, so a no -rise certification by a professional engineer is required. Any fil must also be included in no -rise analysis. 2. Lowest floor elevation and all duct work, HVAC, mechanical, etcmust be elevated to the Regulatory flood protection elevation (18" above the flood elevation). No basement or sub -grade crawl space. 3. Garage does not have to be elevated if unfinished below the Regulatory flood protection elevation. Venting required at one square inch of venting for every square foot of enclosed area. Bottom of venting no higher than 1 ft. above grade. Vents must be on at least two sides. 4. Need to submit building plans showing the foundation design, floor elevation, garage elevation, HVAC elevation, venting, and notes about unfinished garage and flood elevation. 5. A floodplain use permit and $25 fee are required. 6. A FEMA elevation certificate is required to be submitted and approved prior to CO. Allow two weeks for review 7. Building permit must be approved before new floodplain regulations are adopted because new regulations will not allow a new building to be built in the floodway 01/03/2005 CMNT Basil Hamdar, Please address previous comments as provided on 12/09/04, the re -submittal that was done on 12/22/04 provided no additional information as instructed before. The fill around the proposed building must be at or below the existing grade. Survey should be completed prior to construction.
