Collins, CO. 80525 dba/The Egg & I Dear Department of Engineering, T-F 7D DEL i 2003 We would like to enlarge the existing restrooms at the above address to satisfy the needs of our guests. We deem it very important (essential, really!) to provide ADA restrooms for our customers and our staff. We should have done this years ago! The current restrooms are located on the south perimeter of the building between our walk-in freezer and our dining room. We are unable to enlarge the restrooms without adding on to the footprint of the building. We would like to build an addition of approximately 6' x 16' on the southern side of the existing building to accommodate the new restrooms. We need this space to accomplish our goal; it's really the only place to enlarge the building. The right-of-way and the easements on the southern perimeter of the building would need to be vacated. It is our hope that this can be done; otherwise, we cannot upgrade our restrooms. Please let us know what else we might need to do. AD 04-32 OF THE DIRECTOR OF COMMUNITY PLANNING AND ENVIRONMENTAL SERVICES OF THE CITY OF FORT COLLINS VACATING A PORTION OF A UTILITY EASEMENT ON LOT 2, HARVARD SUBDIVISION, SECOND FILING WHEREAS. Section 2.1.5 of the Land Use Code of the City of Fort Collins authorizes the Director of Community Planning and Environmental Services to vacate certain easements by resolution or by approval of replats containing notation of such dedication, and WHEREAS, the Owner has requested that the City vacate a portion of a utility easement on Lot 2, Harvard Subdivision, 2Id Filing, located on the South College Avenue Frontage Road on the west side of College Avenue, south of Harvard Street and north of Swallow Road, more particularly described on Exhibits "A" and "B"; and WHEREAS, the vacation has been reviewed and approved by the pertinent City Departments, which departments report no objections to the vacations. College Avenue Attached for your review and comments are a vacation request and a sketch by the Applicant showing the property located at 2809 S. College Ave. (lot 2, Harvard 2"d Subdivision) and the portion of the utility easement proposed for vacation along the south edge of the property. The Applicant proposes vacating a 7-foot-wide and 18.2-foot-long portion of the 10-foot-wide utility easement along the south property line, and is requesting the easement vacation because he would like to construct a restroom expansion on the area. Also included with this memorandum is a copy of his request. A very similar request was made in December of 2003, but the location and size of the proposed easement to be vacation have been shifted somewhat, so a re-routing of the request was necessitated. Please sign and return any comments to Katie Moore in Development Review Engineering by September 27, 2004. If no correspondence has been returned by this date, it will be assumed that you have no objections to the proposed vacation. Collins, CO. 80525 dba/The Egg & I Dear Katie, We have obtained the required survey of our property located at 2809 S. College, showing the utility easement along the south side of our building. It is our desire to be able to abandon that easement so that we can enlarge our restrooms, as indicated, on the survey, our addition will be partly built in that easement. We are submitting this survey to you with the request that you now notify us what the next step is for us as we move towards hiring a contractor to begin the remodel/addition as soon as possible. With autumn coming, we need to stay focused so we can avoid a cold weather project. Please let us know what else we might need to do.
