CMNT 04/20/2004 10:17:47 AM 1. The 4 parking spaces on -site are sufficient for the number of proposed bedrooms in each of the 2 dwelling units. 2. All of the parking appears to be out of the alley right-of-way. The apron outside of the garage door is only 6' deep, so no parking can occur between the alley and the garage door. Also. there is no sidewalk to be constructed along the west side of the alley; therefore, the parking spaces will not encumber pedestrian movement. 3. The red -lined site Plan submitted with the minor amendment request shows the number of three bedroom detached units to now be 23, instead of 24. The number of carriage units w/garages (1-2 br) should also be changed from 24 to 23. This would maintain the total maximum number of dwelling units at 63. This request eliminates a potential carriage unit for Lot 13 of the Rigden Farm, 5th Filing. 4. 1 do not know what the proposed surface chipped flagstone material for the parallel parking space on the north side of the garage looks and acts like andtherefore, it may or may not be acceptable. I have a call in to Mr. Jones, the applicant, to ask questions about this proposed surface- CMNT 04/19/2004 8:05:10 AM A sample of the surface chipped flagstone material for the proposed parallel parking space along the alley north of the garage was received today (4/21). This material is not acceptable for the parking space. It appears that the material would not sufficiently compact or may crumble to a fine powder. In either case the material would migrate into the alley or be subject to severe blowing in the wind. Need to resubmit site plan showing an acceptable parking surface.
