Box 580 Fort Collins, CO 80522-0580 Dear Dave: The following is a request for variance from "Drawing 19-03 - Minimum Off -Street Parking Setback Distance" in the Larimer County Urban Area Street Standards, October 1, 0 2002. This variance is requested for the access driveway N Kansas Drive and the access driveway to Rockford Drive 0)to O for Tract U at Rigden Farm. z w o = rn Drawing 19-03 shows that the minimum distance from the w z street flowline to the first off-street parking space is to C7 ° be 40 feet for a local street with a traffic volume at 100- N n 750 ADT and a driveway traffic volume at 100-750 ADT. The CQ reason for this requirement is to provide room for cars to N maneuver in or out of the parking stall nearest to the street with no impact on the traffic operation on the street. This project will consist cf 71 townhome dwelling units. The transportation impact study (TIS) is contained in Appendix A of this letter. The TIS will be submitted with the formal submittal in late February 2003, however it contains relevant information related to this variance. Uj Based upon the available site plan, the first parking stall d (garage access) is 37 feet from the flowline of either Kansas Drive or Rockford Drive. While this is not w significantly less than the required 40 feet, it does V 0 require a variance. The site designer has determined that Uj the proposed site plan provides the most efficient layout Wo in order to achieve proper building separation and resident a amenities. A number of alternative designs were developed � which attempted to achieve the 40 foot setback, but the aproposed layout was determined to be the best. The design z vehicle for this development is a passenger car. The a F length of a passenger car is approximately 20 feet. This UJ a is significantly less than the available 37 feet. = LL Paragraph four of the attached TIS addresses the a information regarding the determination that the variance ~ will not be detrimental to the public health, welfare, and safety. It is concluded that a variance to allow a 37 foot parking setback will not compromise the public health, welfare, and safety. It is respectfully requested that the above variance be granted. Traffic and Transportation Engineering 2272 Glen Haven Drive Loveland, Co 80538 RE: Rigden Farm 9"' Filing — Parkside Commons — Variance Request for Parking/ Driveway setback Dear Matthew, This letter is in response to the request dated February 4, 2003 in regards to a variance requests to reduce the distance required from the flowline of a street to the first parking space to 37 feet. In accordance with Drawing 19-6 of the Latimer County Urban Area Street Standards (LCUASS) the minimum distance between the flowline of the street and the first parking stall of a local street with street and parking lot volumes between 100 and 750 vehicle trips is 40 feet. The variance to reduce the parking stall driveway setback to 37 feet from the flowline of the connector local streets to the first driveway/ parking stall is granted.
