They were updated since the last time these plans were in for review. / According to the Plat, 4th Avenue was vacated some time ago. Typically when a street is vacated, the ROW is split into equal amounts between adjacent properties. In this case, Lot I should have received a 40 foot piece of land that is not accounted for on the Plat. Please show how this is accounted for with documentation and/or by show it on the (Plat. • Please show the full ROW for Hickory Street. What is the ROW dimension? There is a possibility that this f" development will need to dedicate additional ROW to meet the City's requirements for a Collector Street (Hickory is a Collector Street per the Master Street Plan). • Please modify the Attorney's Certificate language per the attached sheet. • The area, which is being proposed as an access, utility, and drainage easement, should be dedicated a public y ROW.. The TIS needs to address bike, transit, and pedestrian levels of service. • Pedestrian connections will need to e provided from the parking area to the buildings. • Please update the General Notes as indicated on the attached sheet. • Please update the Plat language as described on the attached sheet. • he Develoer will need to provide the City a cost estimate for curb, gutter, sidewalk and paving of 4 Street along the frontage of his/her property. This would most likely be a contribution in aid. At this time we are not requiring the Developer to construct 46' Street, but "escrow" the amount needed for future construction of this street. • Please refer to the utility plans for additional comments and concerns. The cost estimate, which was submitted with this last set of revised utility plans, did not account for this street classification. Please revise the quantities to match the standards of an Industrial Local Street. The estimate needs to include the cost of sidewalk, pavement, curb and gutter, sub -grade, etc. Once these quantities have been revised, please resubmit it to the Engineering Department so it can be evaluated.
